How to Review the Voluntary Lien Dashboard on PIM

Overview

The Voluntary Lien analysis module uses CoreLogic’s expansive recordation dataset and algorithms to assess all mortgage liens recorded on the property.


Reviewing the Voluntary Lien dashboard

   

  • Portfolio Count: Total assets/properties successfully loaded for the selected portfolio.

  • Client lien in 1st Position: Total count of liens in 1st position

  • Client lien in 2nd Position: Total count of liens in 2nd position

  • Client lien released: Total count of liens that have been identified as released

  • Lien Position and Confidence Score: Estimates the lien position (e.g., 1st, 2nd) and provides a confidence score for that estimate based on available data.

    Note: Based on data availability, a confidence score reflects the assessed lien position. More data leads to a higher score, while less data results in a lower score.

  • Valuation: Provides valuation bands for all successfully loaded assets/properties.

  • Equity: Calculated equity values using CoreLogic Automated Valuation Models (AVMs)

  • Equity (Positive & Negative): Provides another view of the breakdown of calculated equity values from Cotality's Automated Valuation Models (AVMs), showing positive and negative values.

  • Sr Lien: Identifies the senior lien holder.

  • Lien Position Check: Validates your lien’s position against Cotality's data.

  • Senior Lien Credit Status: Tracks the payment condition of the primary mortgage on a property.
