Overview

Detailed Reports provide access to prefiltered populations of properties from your portfolio that are considered "worthy of investigation". These reports are designed to help you quickly identify and download specific segments of your data for review


Reviewing  Detailed Reports dashboard

  • Active Foreclosure: This report highlights properties that are at any stage of the foreclosure process. You can access this report to monitor at-risk assets within your portfolio or to identify potential investment opportunities.

  • Ownership Match: This identifies properties where the recorded owner in public documents does not align with your internal records. Leverage this report for data verification and flag possible title discrepancies or fraud before a transaction.

  • Lien Position: This report outlines the hierarchy of all known liens (e.g., first mortgage, second mortgage, HELOC) on a property. It is crucial for underwriting new loans and comprehending your recovery stance in the event of default.

  • Sr Credit Status: Tracks the payment condition of the senior mortgage on a property. This is vital for junior lienholders to evaluate risk, as a default on the senior loan can threaten their standing.

  • HOA Liens: Identifies properties with liens imposed by a Homeowners' Association for unpaid fees or violations. Review this report to reduce the risk of HOA-initiated foreclosures, which can sometimes take precedence over a mortgage.

  • Property Tax Liens: Lists properties with unpaid tax liens from a governmental authority. Since tax liens typically have a superior claim to other liens, this report is essential for avoiding asset loss in a tax sale.

  • Other Special Liens: A consolidated report of various but significant liens, such as mechanic's liens or judgment liens. Use this to conduct thorough due diligence and uncover hidden encumbrances that could obscure a property's title.

  • POR Results: This report provides an overview of a property's ownership and recorded encumbrances, often derived from a preliminary title search or Property Ownership Record. Access this foundational report during due diligence or before starting a transaction to confirm the legal owner and identify any claims against the property.
