Overview

The purpose of this article is to highlight and describe Income Analysis dashboard navigation and common tool features.


Income Calculation Tab

The Income Calculation tab functions as a dashboard, is the primary screen Underwriters work from and is viewable by Loan Officers. This tab enables Underwriters to interface with borrower income information that is categorized by Wage, Self-Employed, Rental, and Other Income, depending on the income documents submitted. Within each of these categories, Income Analysis will automatically calculate the following values:

  • Baseline: Conservative monthly income calculation made using data from submitted documents.

  • Potential: Calculated income value that includes income opportunities that may be used if they documented.  

  • Adjusted: Calculated value of income that updates as users remove, modify, or resubmit information and take advantage of identified opportunities.

Tip: For calculations of all income types except Self-Employed, or for situations where the automated calculations from GSE guidelines are not used, start with a review of the Baseline and Potential income values to see the difference between the conservative calculation made based on the document data and the Potential income figure that reflects changes made based on opportunities that the tool identifies.

For loans with co-borrowers, income information is accessible for each borrower separately by selecting the relevant tab just beneath the Summary section at the top of the page.


Rental Income Tab

The Rental tab displays a editable worksheet view of each Rental property found on Schedule E. From this screen you can edit rental income, reassign income to another borrower and view the results from the GSE analysis.


Document Storage Tab

The Document Storage tab displays the list of borrower income documents submitted to Income Analysis. From here you can view upload statuses, view or download submitted documents, and save comments with the document records.

The Document Storage tab also lists any income documents that Income Analysis identifies as Missing or Recommended. For missing documents, users can either resubmit the document or reclassify the document from Missing to a different status.

Recommended documents are optional, and information associated with these documents can be keyed in manually to generate desired calculations.


PS/W2 Summary Tab

The PS/W2 Summary tab provides a list view of all paystubs and W2s submitted for analysis. Details displayed provide information only and no actions are taken on this tab.


File Status Tab

The file Status tab provides details as to each document submitted in the Income Analysis order. From this screen you can view document status and  download individual documents to your local drive.  


Change Log Tab

The Change Log tab provides a wholistic view of all changes and actions taken by all users. Use the Download Order History feature to generate and download an Excel Activity Report for all orders.


LO View Tab

The LO View tab offers the same general layout as the Income Calculation tab used by Underwriters, however the income drilldowns are simplified, and includes an LO Adjusted column to reflect income updates or changes made by the Loan Officer.

Only the monthly qualifying income and associated opportunities are reflected on this view so that it can be easily discussed with the applicant and the Loan Officer can acquire additional supporting income documentation if necessary.


Income Match Tab

Use the Income Match feature to view a side by side view the income calculated from document data analyzed in Income Analysis versus what is stated in the Loan Origination System (LOS). Income sources from Encompass will be pre-matched to the income sources from Income Analysis if the company names are similar enough.

When arriving at this screen an application wizard will take you through any sources that still need matching.


Task List

The Task List feature provides a dynamic, work-flow driven interface that Underwriters and Loan Officers can use to navigate the findings of an Income Analysis report quickly and efficiently. This feature enables users to complete tasks that Income Analysis identifies as either necessary or potentially advantageous directly from the list. It will also guide users to pertinent information, enabling quick viewing of the documents and other information included on the report and providing a streamlined review process.


Investor Guideline

The Investor Guideline dropdown dictates the set of rules that Income Analysis uses to analyze income data. This approach ensures that Income Analysis identifies critical information about potential opportunities or deficiencies using the standards specific to the investor selected.

Default, Fannie Mae, Freddie Mac, VA, and FHA guidelines are available to select from the Investor Guideline drop-down menu by default. Other custom investors, for example Portfolio, can also be made selectable based on a lender's preference. Guidelines can be changed at any time to view Income Analysis results against any of the available rule sets.

Note: When Investor Guideline is set to Default, Fannie Mae’s guidelines will be used for the analysis.


Output Options

Underwriters can generate a PDF of the Income Analysis report to view at any point in time.

  • Clicking Output Options and selecting View PDF downloads a local PDF copy of the report to a desktop.

  • Clicking Output Options and selecting Send PDF to eFolder sends a copy of the PDF to an Encompass eFolder, where it can then be viewed.


Lock File

The Lock File button is available to users with Underwriter access. Once an applicant’s income has been determined and the calculations are final, use the Lock Button to prevent any further income adjustments made by the Loan Officer on the LO View tab.

Users with Underwriter access can continue to make edits and upload additional documents to process and calculate, if applicable.


Summary

Each Income Analysis order includes a Summary located on the Income Calculation tab. The Summary is an order snapshot that highlights order details, including missing documents and available opportunities. From here you can also access built-in learning learning tutorials to increase your understanding of Income Analysis.
