Overview
With the Comparables feature, you can evaluate a property against nearby properties using either a Table View or a Map View to gauge its market position.
Reviewing the comparables report
Table view
In the Table View, the subject property is on the left, and comparable properties are listed below it. Properties are compared based on characteristics like sale price, year built, and bed/bath count.
Sort comparables: Select the arrows next to a characteristic to sort the column in ascending or descending order. One click sorts ascending, and a second click sorts descending.
View detailed information: Select the dropdown arrow next to a property or select anywhere on the row to open a small report with basic property information.
Map view
Properties are marked with numbers corresponding to the list on the left side of the map. Select a numbered icon on the map to view the property's address, APN, and CLIP™.
Change map display: You can switch between Map, Terrain, and Satellite views using the icons in the upper left corner.
Draw polygons: You can use the drawing tools to draw shapes on the map to view the radius or area of the boundary you create.
Customizing comparables reports
You can create custom criteria to display up to 25 comparable properties. This allows you to focus on data points more relevant to your workflow.
Open the Comp Criteria menu, select New Comp Criteria.
Set your preferred filters for Comparables Count and Distance From Subject, as well as other property details like Sale Date, Sales Price, and Living Area.
To save the filter set for future use, select the toggle next to Save Criteria and enter a unique name. You can save up to 10 custom criteria sets.
Select Apply to view the report with your custom criteria.
Click Download Report, then select either PDF or CSV.
