Valuation Modernization is a GSE-led initiative that transitions the appraisal process from form-centric to data-centric. It introduces MISMO 3.6 XML, standardized ZIP file packaging, and centralized validation and review services.

Configuring and Testing Modern Jobtypes tab on Appraisal Scope®
Step 1 - Creating Modern Jobtypes per UAD 3.6
You must configure the following Modern Jobtype in the Jobtype tab: Appraisal URAR (Parent Order), Restricted Appraisal Update (Child Order), and Completion Report (Child Order). For these Jobtypes, you will have to Select Modern and ensure that the ZIP file type is enforced.
Navigate to the Jobtype
Create unique Jobtypes (e.g. Desktop, Restricted, etc.) for each supported Modern workflow.
Modern Jobtypes include:
Appraisal URAR (Parent)
Restricted Appraisal Update (Child), and
Completion Report (Child)
Click the Create JobType button to open the New JobType modal.

Type a unique name in the “JobType Name” field to begin creating a new modern JobType, then select the UAD 3.6 radio button.
Select a Product Type (URAR, Restricted Appraisal Update, or Completion Report) from the dropdown, then check the Rent Schedule Indicator checkbox only if this JobType will require a rent schedule.
Note: The Rent Schedule Indicator checkbox is not selectable for child products because a child product (e.g., Completion or Restricted) inherit the Rent Schedule Indicator from the parent product.
Ensure your new JobType and requirements are accurate, then click the Save button to save your work. Or, click the Save and add another to continue creating new Modern JobTypes on the fly.
The "JobType Generation" (UAD 3.6) column for each Appraisal Form displays whether a JobType is Legacy or modern UAD 3.6. Newly configured Modern JobType(s) will automatically check the appropriate checkboxes in the Appraised Value and the File Types column (ZIP file type).
Important Note: Once a JobType is created, its core legacy or modern designation is locked and cannot be edited, swapped, or retroactively converted. This separation protects active database records and prevents conflicting validation logic from breaking active orders.
Best Practice: When using client-specific Jobtype Lists, clone the existing list before adding Modern Jobtypes to prevent clients not yet ready for UAD 3.6 from accidentally placing modern orders. Then, the list(s) containing UAD 3.6 modern Jobtype should only be assigned upon confirmed client readiness.
Tip: The FHA and Commercial checkboxes are intentionally unavailable for Modern JobTypes due to GSE requirements.

The configuration for Modern Jobtypes includes a dedicated control for the Rent Schedule Indicator. This allows AMCs to set different fees based on whether a rent schedule is required for the specified JobType.
Tip: For Completion Reports and Restricted Appraisal Updates, the rent schedule checkbox is not selectable as these Jobtypes inherit the indicator from their parent URAR.
Step 2 - Configuring Global Order Form Fields per UAD 3.6
Follow these steps to update your configuration screens for both Modern and Legacy sections. By organizing these fields, your order form will accurately display the selected core data points within the Modern interface.
This ensures you have the necessary fields available for efficient data entry and processing.
Navigate to Settings > Options > Order Form Configuration.
Click Configure for each section to access the Modern form field. Each selection opens in a pop-up screen.

Click Close for each configuration
Note: These configurations include both legacy and modern jobtype settings. Modern values are viewable by default but cannot be deleted, edited, or added to by the user.


Step 3 - Create an Order and Verify Required Fields Display per UAD 3.6
TESTING: To begin testing, follow these steps to initiate and configure an appraisal order in the system. You will create a test order using the Modern job type through the configured user interface.
These steps will let you correctly create new appraisal orders Appraisal Scope using modern Appraisal URAR types, adhering to current GSE mandates. This process helps verify that all necessary valuation fields are present and that orders are correctly assigned for completion.
Perform a Modern jobtype test order via the configured UI.
Create an Appraisal order in Appraisal Scope.
Use a modern Appraisal URAR jobtype
Note: You can create up to three URARs with the same loan number per GSE mandate.
Go to Order Details and enter the Client configured with the appropriate jobtype list.
Confirm that the required fields and labels are present:
Product Type label (e.g., Appraisal URAR)
Property Valuation Method
Rent Schedule Indicator (read-only based in Jobtypes)
Living Unit Excluding ADU Count
Accessory Dwelling Unit Total Count
PUD Indicator

Submit the order, and assign the order to an appraiser configured with the modern jobtype. Complete the order as an appraiser.

Restricted Appraisal and Completion Report Product Types cannot be cloned. Use the Add Appraisal Form button used for legacy orders. The “Add Child Order” button, intended for UAD 3.6 modern orders, becomes available for use within an Appraisal URAR once the order has been delivered and is in a Completed status.
Tip: Locked Fields and Inheritance Rules:
• For Appraisal URARs: Once the order is submitted, the Loan Number, Property Valuation Method, and Rent Schedule Indicator are locked and cannot be changed.• To ensure compliance with UCDP requirements, the Loan Number field for modern orders is restricted to alphanumeric characters only, with a maximum of 15 characters. Special characters or symbols are not allowed.
• The Loan Number logic automatically overrides the global Order Form platform setting "Limit the Loan # field to numbers and letters" for all modern jobtype orders, ensuring the restriction is enforced even if the global setting is disabled.
• For Child Orders (Restricted Appraisal & Completion Report): The Loan Number, Property Valuation Method, Rent Schedule Indicator, and PUD Indicator are non-editable as these fields are automatically inherited from the parent URAR to the child order form to maintain consistency across the loan.
• When editing an order originally created with a Modern Jobtype, the Appraisal Form dropdown is restricted and will only display other Modern Jobtypes (same logic applies for Legacy orders).
• UCDP Sequence Numbers: The UCDP Sequence Number displayed in Order Details is read-only and cannot be manually edited.
Step 4 - Verify Parent/Child Related Orders Behavior per UAD 3.6 Updates on Appraisal Scope®
These steps will let you manage the correct system relationship between a parent Appraisal URAR and its subsequent child orders, such as Restricted Appraisal Updates and Completion Reports. Understanding this logic is essential for maintaining GSE compliance and ensuring seamless navigation between linked order records. This is also let you validate the conditional logic of the Add Appraisal Form feature. You will be able to confirm that the system correctly restricts jobtype options to prevent duplicate related products and maintains navigable links between parent and child records, ensuring both data integrity and GSE compliance.
Go to the configured UI and perform a Modern jobtype test order.
Locate or create a new Appraisal order in Appraisal Scope using a modern Appraisal URAR jobtype (up to 3 URARs with same loan number can be created per GSE mandate).
Confirm that the Add Appraisal Form button is present and behaves according to the following :
If no child orders exist: Confirm that both Restricted Appraisal Update and Completion Report Jobtypes appear.
If a Restricted Appraisal Update exists: Confirm that only Completion Report Jobtypes appear.
If a Completion Report exists: Confirm that only Restricted Appraisal Update Jobtypes appear.
Submit the new order and confirm that related order(s) are displayed in the Related Orders section of the parent and child order details, with clickable links to navigate between all of them.

Per GSE requirements, subsequent orders related to the parent Appraisal URAR should be assigned to the original appraiser who completed the Appraisal URAR, if possible. Tip: If the parent URAR has both types of Related Products, the Add Child Order button is disabled, with this tooltip - "You cannot add a new JobType to this order because it already contains an Appraisal URAR, a Restricted Appraisal Update, and a Completion Report."

Outcome
After you complete these configuration steps, you will have successfully established Modern Jobtypes within your system. You will be able to process modern appraisal workflows, ensuring that the correct file types and product parameters are applied to your orders automatically.
