Overview
This article provides instructions on how to place a Modern UAD 3.6 parent URAR order and add related child orders in the client UI. It also explains required fields, locked inherited data, and when Restricted Appraisal Updates or Completion Reports can be created.
The Parent URAR Order
The valuation process begins by placing a primary parent order (Appraisal URAR) and selecting a designated option under the Modern JobTypes header. Placing a parent order requires completing several critical compliance fields.
Linked Child Orders
Subsequent follow-up actions, such as Restricted Appraisal Updates or Completion Reports, are treated as child orders. These files can only be initiated once the parent URAR report is fully delivered and sitting in a Completed status.
By clicking the Add Appraisal Form action button directly inside the completed parent file, the system spawns a linked child form. The child record dynamically fills in and locks down core parameters inherited from the parent URAR, maintaining absolute data consistency across the loan file.
1. Placing a Modern Parent Order (Appraisal URAR)
Step 1: Follow these simple steps to begin placing a modern URAR assignment. The example used below is a URAR with Rent Schedule.
Create a new appraisal order.
If applicable, select your client company from the Client displayed on report dropdown, Loan Officer, etc.
From the Appraisal Form dropdown, choose a selection explicitly designated as a Modern JobType.

Once selected, a read-only Product Type (e.g. Appraisal URAR) label will display below to confirm you are inside the modern order workflow

Step 2: Complete the Required Compliance Fields

Loan#: Must be alphanumeric characters only and is strictly restricted to a maximum of 15 characters (no spaces, hyphens, or special symbols allowed).
Intended Use: Select the required value from the dropdown.
Property Valuation Method: Select your required valuation method (e.g., Traditional Appraisal).
Living Unit Excluding ADU: Enter the numerical unit count (this is strictly Required for modern URARs).
PUD Indicator: Select from the dropdown if the property is a Planned Unit Development or not.
Rent Schedule Indicator: This is required but read-only—the platform automatically toggles it to "Yes" or "No" based directly on the specific JobType chosen in Step 1.
Step 3: Complete Optional Attributes
Accessory Dwelling Unit Total: This field is Optional but recommended. Fill it out when applicable.
Complete all other traditional fields such as Occupancy, Borrower information, etc.
Step 4: Complete Optional Attributes
Click the Submit button to create order.
Critical Guardrail: Once the order has been submitted, the platform hard-locks the Loan Number, Property Valuation Method, Living Unit Excluding ADU, Intended Use, Accessory Dwelling Unit Total, and Rent Schedule Indicator. They cannot be altered. If a mistake was made, the file must be cancelled and resubmitted.
Once the order has been completed, child products can be ordered if necessary. Child orders (e.g. Restricted Appraisal Update or Completion Report) can only be ordered in association with a Parent URAR.
2. Creating a Modern Child Order (Restricted Update or Completion Report)
Child orders are subsequent files linked directly to a completed URAR. They inherit their data structures directly from the parent file.
The familiar order form appears with the header, Add Appraisal Form. The platform automatically scans the parent URAR and dynamically fills in previously entered values, many of which are locked as read-only.
Choose the appropriate child product from the Appraisal Form dropdown displayed beneath the Modern JobTypes header:

If no child orders exist yet, both Restricted Appraisal Update and Completion Report product types appear.
If a Restricted Appraisal Update was already created, only the Completion Report slot remains open.
If a Completion Report was already created, only the Restricted Appraisal Update slot remains open.
Step 4: Review Inherited Data Restrictions
When the child order data populates, the platform applies strict consistency rules:
Locked & Grayed Out: The Loan Number, Property Valuation Method, Rent Schedule Indicator, Living Unit Excluding ADU, Accessory Dwelling Unit Total and PUD Indicator cannot be modified—they are permanently inherited from the parent URAR to keep loan data aligned.
Step 5: Review Inherited Data Restrictions
After confirming all field values and product type, click the Submit button to create the child order request.
Once submitted, a Related Orders link becomes interactive on both the parent and child order screens, displaying clickable hyperlinks so your staff can jump between the paired files with a single click.

You are now able to place a Modern UAD 3.6 parent URAR order, complete the required compliance fields, identify which fields become locked after submission, create a child order from a completed parent file, and recognize when a Restricted Appraisal Update or Completion Report can be added.
