Overview
This article shows you how to seamlessly connect your RealEC workflows with the new Appraisal Modernization mandates, Appraisal Scope has introduced dedicated mapping and data extraction capabilities tailored to MISMO 3.6 standards.
RealEC (Dark Matter) Integration
UAD 3.6 Product Mapping
To prepare for full modernization routing, the RealEC mapping screen now supports modern data flows for URAR 3.6 (Product Code 1046), Appraisal Update 3.6 (Product Code 1047), and Completion Report 3.6 (Product Code 1048).
Data Mapping & Extraction
Advanced backend logic now automatically processes incoming UAD 3.6 values for Loan Type, Intended Use, Property Type, and Occupancy Type. To protect data integrity, the system strictly flags any unmapped legacy values. Furthermore, specific dwelling counts—including the Accessory Dwelling Unit Total Count and Living Unit Excluding ADU Count—are automatically extracted directly from RealEC payloads so your team doesn't have to enter them manually.
Report Delivery & Safeguards:
The integration fully supports the delivery of modern ZIP appraisal reports back through the RealEC connection. Additionally, to maintain compliance with the sequencing rules, the integration enforces the strict GSE limit of a maximum of three URAR orders per loan number.
Note: As of September 2026, child orders are not yet supported for the RealEC integration. Full support for child orders will be added soon.
Outcome
After you complete these configuration steps, you will have configured integration settings for RealEC (Dark Matter) with Appraisal Scope®.
