Understanding Searching
The Search feature allows you to search for properties and related public record and MLS data.
Search Modes (Quick Search vs. My Search)
- Quick Search: A fast way to find a property based on simple attributes like the Address, Owner Name, Listing Number, or APN/Folio/Tax ID (these criteria are subject to change by your MLS administrator).
- My Search: A flexible, fully configurable search tool that offers you the ability to search using a wide range of search criteria, including things like number of bedrooms, lot size, APN/Folio/Tax ID (subject to change by your MLS), and Owner, to name just a few.
How to Clear the Search Template
You can at any time clear any outstanding searches by clicking on “Clear Searches”. This action will clear the existing search that you have on the screen, as well as remove any active user values from the input fields.
Click here to view the Clear Searches interface option.
Essentially, this action will momentarily convert a “search template with values” to an empty baseline “search template,” but it will not save or update the underlying template schema until you click the save button. This means the next time you re-select that search template, your values will be safely present again.
Smart Search Recall: The last search template or template with values that you used will be automatically displayed the next time you login.
Search Template vs. Search Templates with Values
Understanding your data forms will optimize your marketing activities:
- Search Template: A group of blank search fields (called “Attributes”) that you can create to match the information you want to search for. To run a query, you enter values into these empty fields to complete the form.
- Search Template with Values: A search form with pre-populated values saved into specific fields. Think of this as a completed form that you plan to reuse, such as a saved criteria pattern used for marketing a specific subdivision or target neighborhood.
Reviewing the Search Results Grid and Realist Map
When you are finished adding information to your attributes, click Search at the bottom of the pane. If the search returns only a single property, the Report window automatically opens. If it returns multiple records, the results populate the Grid and the Realist Map repositions dynamically:

You can continue to work with the data on the Map or Grid to refine your search, create reports, export information to a CSV file or mailing labels, and email information to clients.
NOTE: The map zoom level automatically adjusts to the geographic area the results cover. A single property zooms into a specific parcel, while multiple results apply a "best fit" zoom level to keep all properties visible on the viewport.
Grid Status Column Indicators: In the Search Results Grid, the first three columns may contain status indicators signaling:
- MLS Photo Indicator
- MLS Listing Indicator
- Foreclosure Indicator
- Distressed Sale Indicator
