ProTips
Here are a handful of tips to help you take the best property photos:
| Category | Best Practice / Tip |
|---|---|
| Camera & Lens | Use a full-frame digital camera instead of your phone. |
| Lens Selection | Use a wide-angle lens to create a sense of space and openness. |
| Orientation | Primarily shoot in landscape (horizontal) and not portrait (vertical) orientation. |
| Perspective | Shoot at eye-level (or about 5 feet high) for a natural perspective. |
| Camera Leveling | Keep the camera straight and level—not pointed up or down—to avoid curved lines and distortion. |
| Lighting & Stability | Use a tripod and flash to ensure bright, sharp photos; bounce the flash off the ceiling to avoid harsh shadows. |
| Shot Planning | Scout the location and create a list of shots you want to capture, both exterior and interior. |
| Time of Day | Avoid harsh lighting and shadows by shooting early in the morning or late in the afternoon. |
| Property Staging | Ensure the property has been tidied and exterior obstructions have been removed. |
| Feature Highlights | Highlight the property’s best features, such as a pool, new kitchen countertops, the fireplace, etc. |
| Shot Quantity | Take more photos than you think you’ll need. |
