Overview
A review-only order lets you manage an appraisal that you already possess by creating a record within the Mercury Network® platform. You can use this workflow to upload your completed appraisal report, submit it to UCDP and transfer it directly to Collateral Investigate™ for quality review. By utilizing this process, you centralize your appraisal documentation and streamline your quality control pipeline.
How to Place a Review-Only Order
Select the New menu on the Order Management page.
Click Residential Appraisal - UAD 3.6 to start a Review-Only Order.
Enter the required information on the order form to define your request. Fields marked with a red asterisk (*) are required.
In the Assignment Information section, select the Review Only checkbox to indicate that the appraisal report has already been completed and a vendor assignment is not required.
Click Next to proceed to the completion stage.
In the Complete assignment window, upload the completed appraisal report to the order record.
Click the Upload report button in the Complete assignment window.
Select the completed appraisal file from your device to attach it.
Enter a comment in the Note text area to explain or document the upload.
Click OK to complete the upload and save your progress.
Note: You must enter a comment in the Note text area to complete the assignment and proceed.
Manage UCDP submissions and resolve any fatal findings.
Note: If your platform has a configured Investor Submission connection and your submission plan is configured to include Review-only orders, the system will submit your uploaded appraisal report. Because review-only orders do not have an active vendor associated with them, you cannot request revisions through the standard vendor process.

Review any fatal findings displayed in the Investor Submission section.
Click the Bypass button if you need to ignore the findings and move the order forward.
Warning: You must have appropriate administrative permissions to bypass UCDP fatal findings.
Note: In a future update, you will also have the option to cancel the order when the appraisal does not receive a Successful Investor Submission response.
Submit the completed order to Collateral Investigate™ for quality review. Choose one of the following methods to send your order for analysis:
Option A: Verify Automatic Review Settings. If you have not configured a specific review plan, the system automatically sends every completed UAD 3.6 order to Collateral Investigate™.
Navigate to the Preferences tab, and select Review settings.
In Review Settings, click the Investigate tab.
Locate the Review Plan table, and click the pencil icon on the right side of the plan to view its details.
Verify whether any products should be excluded from submission and click OK.
Tip: To automatically send only specific products to Collateral Investigate™, follow the steps in How to Configure Review Settings to create a review plan.
Option B: Send the Order Manually:
Open the completed order in Mercury Network.
Click Send to Review in the top toolbar to initiate the transfer.
Note: You must activate Collateral Investigate™ on your platform, and the order must be in Completed status. If a review already exists in Collateral Investigate™ for this order ID, you cannot manually create a new one.
Complete the quality review in Collateral Investigate™.
Open the Collateral Investigate™ platform, and locate the transferred order to perform and finalize your appraisal review.
