How to Configure Investor Submission Automatic Settings on Mercury Network®

Prev Next

Overview

The configuration of Connection Settings in Mercury Network® enables the automation of appraisal submissions to the UCDP and FHA, as well as the integration of third-party platforms like BlitzDocs and RealEC. By establishing Direct Integration (DI) credentials and defining status-based triggers, users can streamline the delivery of UAD-compliant reports and compliance documents, such as SSR and AQI results. This transition from manual to automated workflows minimizes administrative errors, ensures consistent reporting to GSEs and aggregators, and ultimately accelerates the loan lifecycle by reducing the time spent on repetitive data entry. These plans apply to UAD 3.6 products.

  1. Navigate to the top navigation bar and select Preferences.

  2. Select Connection Settings in the drop-down menu.

  3. To add new credentials, business units, or Submission Plans, (Submission plans are new and specific to 3.6), click Add.

How to Enter Your Direct Integration (DI) Credentials

With Mercury Network®, submitting your appraisals to UCDP is easy. But first, you’ll need to enter your UCDP Direct Integration User ID – also called a "DI User ID". To get this ID, you need to register Mercury Network® as your vendor with Fannie Mae or Freddie Mac. Fortunately, you’ll only need to complete the request form for one of them to get your DI User ID. For instructions on how to do this, click here. If you need additional assistance setting up your DI User ID, please contact Client Relations at 1-800-900-4954.

  1. In the Direct Integration (DI) Credentials field, enter your DI User Name.

    1. If you have multiple DI Credentials, you can enter them in the DI Credentials table below and associate each to a specific institution. In the Business Units table, you will specify which institution each business unit belongs to.

Note: It's important to note that there's a difference between your UCDP User ID and your DI User ID, and there's an easy way to tell: Your DI User ID will have "_di" at the end.

      For example: mercurynetwork_di

If you attempt to complete these steps with anything but your UCDP DI User ID, it won't work.

  2. Enter the Direct Integration User's password in the Password field.  This is a password you created when you set up the DI User in the UCDP. It's not necessarily the same as your UCDP User password.

  3. Click Save in the upper-left.

How to Add a UCDP Business Unit

To submit appraisals to the Uniform Collateral Data Portal (UCDP), you must configure at least one Business Unit or Submission Plan using the “Add” menu. 1. Navigate to the top navigation bar and select Preferences.

  2. Select Connection Settings in the drop-down menu.

If you've entered information for both, the options for Fannie Mae and Freddie Mac will be available, as well as an option to submit to both GSEs.

How to Configure UCDP Submission Settings

Accounts with multiple business units will need to select one default business unit submission plan. If a business unit and at least one Seller Servicer # are not specified at order creation, the system will apply the business unit submission plan associated to the order's client group.

This area includes a couple of options for clients using this feature within Mercury Network®.

  1. Automatically send status back to RealEC: - See full status report for your appraisal in RealEC, and pass all events or just those you choose, back into RealEC automatically.

  2. Automatically Send Report to Borrower: - The report will be sent to the borrower when the the order is marked complete (or upon receipt of the UCDP Findings Passed event for UCDP-bound reports)

  3. Set standard messages for: Completed Report, No Borrower E-mail, Unresolvable Error- These three tabs let you set up customized messages to be delivered conditionally, depending on the deliverability of the appraisal.  In any of these messages, you can enter #CompanyName# and your company name will be inserted in its place.

How to Configure BlitzDocs Settings

Our partnership with Xerox Mortgage Services has resulted in a direct integration to their BlitzDocs product.  If you have a BlitzDocs account, you can now automatically send appraisals and UCDP documentation directly to your BlitzDocs folder, automatically or manually.  It’s a huge advantage for your workflow when you use the BlitzDocs intelligent collaborative network to accelerate loans through their lifecycle.

  1. Check the box to Enable BlitzDocs features for my account. The Company ID and Loan Number Attribute ID are assigned by Xerox.

    1. Enter the Company ID and Loan Number Attribute ID. Documents are tracked according to the Loan Number.

  2. Select the types of files to be automatically pushed to your eFolder:

    1. When Completed Appraisals is marked, any report marked as completed will automatically be sent to your BlitzDocs account.

    2. When UCDP Submission Summary Reports is marked, the SSR resulting from a UCDP submission will be pushed to BlitzDocs upon it being received back from the UCDP portal. Since UCDP results aren't always instant, this feature keeps you from having to continually check back for your UCDP results.

    3. When AQI Results is checked, Any time AQI results are generated, they are automatically pushed to your eFolder.

    4. When VMP Invoices or VMP Compliance Certificates is checked, any time one of those document types is attached or uploaded, they are automatically pushed to your eFolder.

  3. Click Save in the upper-left.

Note: After documents are pushed to BllitzDocs, there is generally a short period where they are pending and then accepted.  In other words, it's not a real time operation.  While documents are waiting to be accepted, their status is reflected in the documents list.

Outcome

Upon completing these steps, you will have transitioned from manual order management to a fully automated appraisal delivery workflow. You will possess the technical proficiency to manage GSE and FHA connectivity, enabling you to automatically route compliance documents and status updates to UCDP, EAD, and third-party platforms. This shift eliminates repetitive data entry, ensuring your pipeline remains synchronized and compliant while allowing you to focus on high-level oversight rather than administrative tasks.
