Overview
The Special Lien analysis module identifies liens within a dataset that are not mortgage or home equity instruments that could put a lender’s/servicer’s assets at risk.
Reviewing Special Lien dashboards
Special Lien Count: Total assets/properties identified with a lien recordation other than a mortgage or home equity instrument.
Property in Association: Total assets/properties identified in a Homeowner’s Association based on the recorded documents available to Cotality.
Foreclosure Activity: Properties currently in any stage of foreclosure.
Property Tax Status: Identifies the property tax status. (Requires the Property Tax Status add-on.)
Property in Association (Map): A map visualizing the geographic concentration of properties within an HOA.
Lien Confidence Rating: A confidence score indicating the likelihood that a reported special lien is still active and enforceable.
Count by Lien Type: A breakdown of properties by the type of special lien identified (e.g., tax, mechanic's, HOA).
HOA Liens: A graph showing the recording dates for all identified HOA liens.
Property Tax Liens: A graph providing a breakdown of identified tax liens by their recording date.
