Overview
The Voluntary Lien analysis module uses CoreLogic’s expansive recordation dataset and algorithms to assess all mortgage liens recorded on the property.
Reviewing Voluntary Lien dashboard
Count: Total assets/properties successfully loaded for portfolio intelligence and monitoring
Lien Position & Rating: Estimates the lien position (e.g., 1st, 2nd) and provides a confidence score for that estimate based on available data.
Note: Based on data availability, a confidence rating reflects the assessed lien position. More data leads to a higher rating, like an “A,” while less data results in a lower rating, such as an “F.”
Valuation: Provides valuation bands for all successfully loaded assets/properties.
Equity: Calculated equity values using CoreLogic Automated Valuation Models (AVMs)
Note: We calculate available equity from three different vantage points:
Superior Liens (Sr): The balances from any lien's superior to the client's lien (if they are in a subordinate position) are the only liabilities factored into the calculation. No calculation is performed if the client is in the first position.
Superior Lien (Sr) + Client Lien: The balances from any lien's superior to the client's lien (if any exist) and the client's lien are the only liabilities factored into the calculation.
Total: The balances of all open liens are factored into the calculation for liabilities.
Equity (Positive & Negative): Provides another view of the breakdown of calculated equity values using CoreLogic Automated Valuation Models (AVMs) by negative and positive values.
Sr Lien Holder: Identifies the senior lien holder.
Lien Position Check: Validates your lien’s position against our data.
Sr Lien Credit Status: Tracks the payment condition of the primary mortgage on a property.
