How do I create a client account in Mercury Network®?

To create an account, go to the client login page, click Sign Up, enter your information, and click Next to complete the setup and log in.

What information is required during signup?

You must enter basic account details, and any fields marked with a red asterisk (*) are required before you can proceed.

How do I log in to my Mercury Network® client account?

To log in, enter your username and password in the login fields and click Sign In.

What should I do if I forget my password?

If you forget your password, click Forgot Password, enter your email address, and click Send Account Info to retrieve your login details.

Profile

What is the Profile view in Mercury Network®?

The Profile view displays your current profile information as it is visible to lenders or AMCs.

How do I make changes to my profile information?

You can edit the fields in the Profile view and click Save on the toolbar to apply your changes.

When should I update my profile information?

You should update your profile whenever your contact details, qualifications, or preferences change to ensure accurate information is available to clients.

How do I access my personal settings in Mercury Network®?

What is the daily status report?

Order Management

Which form must I use to create orders for Appraisal URAR (UAD 3.6) products?

You must use the form specific to the Appraisal URAR product type. The legacy order form is still accessible for ordering legacy documents, including the 1004 form.

What is the primary difference between the Appraisal URAR (UAD 3.6) form and the legacy form?

On the Appraisal URAR order form, you will see some new fields and a standard set of options for Property Type, Loan Purpose, and Sub Loan Type. The product selection and the Require 1004MC checkbox are no longer present on this new form.

How is the Product determined when placing a UAD 3.6 order?

When you place a UAD 3.6 order, the Product is defined based on your Property Valuation Method Type and Property Type selections.

What information is required to create a new manual order?

You must fill out the required fields in the following sections:

  • Customer/Loan Information

  • Borrower Information

  • Payer Information

  • Property Information

  • Product information, where you must select a Sub Loan type and Classification option

How do I place a UAD 3.6 order in Mercury Network®?

To place a UAD 3.6 order, start by selecting New Order from the Order Management page, choose Appraisal URAR, and then proceed through the order form by selecting the appropriate client, order type, and required property information fields marked with red asterisks before completing assignment details, lender and broker information, contact and access data, additional comments, payment details, and any document uploads.

What property information is required when placing a UAD 3.6 order?

The property information section requires entry of the address, city, state, ZIP code, property usage, property type, property attachment, project legal structure, construction method, the number of living units excluding ADUs, the ADU count, and any applicable selections for PUD, land owned in common, and characteristics, with required fields explicitly marked using red asterisks.

What happens after I complete all order sections and submit the UAD 3.6 order?

Each QuickList entry includes a Description (Short Name), which helps you quickly recognize and select the correct item.
