Overview

This article introduces the admin-facing tabs used to find, register, and manage appraisers and AMCs in Appraisal Scope, including Directory, ASC, Disabled, Panels, Pending Users, and License Tracking. It summarizes what each area is for and how to use the built-in search tools to locate profiles, review details, and take common actions.

Directory tab

The Directory tab gives admin users access to the Appraisal Scope Directory. The Appraisal Scope Directory is made up of all appraisers and AMCs who have at any point in time registered on an Appraisal Scope platform-version. The profiles associated with the appraisers and AMCs in the directory will include details on the geographic areas they cover and the licenses they hold.

Admin users can access appraiser and AMC profiles by using the Search section on the left side of the Directory page. When searching for an appraiser, an admin user will need to make sure that Search Appraiser appears at the top of the panel, and if it doesn’t, the user should click the Appraiser link to the right of the search header. For an AMC search, Search AMC should appear atop the search control panel, and if it doesn’t, the admin user should click the AMC link next to the Appraiser link.

As with other Appraisal Scope search control panels, admin users can produce a list of results by clicking Search. The list of results will appear just beneath the search control panel. If a user needs to continue searching, clicking Clear will remove any search criteria from the search panel fields. An admin user can also produce a list of results that excludes appraisers who are already registered on their platform-version by selecting the Exclude Registered Appraisers check box and narrowing down by search criteria from there.

The length of the list of results can be controlled by using the text boxes and drop-down menus in the control panel. Admin users searching for appraisers can look for specific appraiser profiles by name, license number, years licensed, or by the zip code that’s associated with the appraiser. Admin users can also search for appraisers within an appraiser company. Users can narrow a list of results by using the State, County, and License Type drop-down lists, as well. Admin users searching for AMCs can narrow down a list by typing in the name, phone number, or license number of the AMC they’re looking for.

Appraisal Scope Directory: appraiser profiles

An appraiser profile gives an admin user information about an appraiser’s geographic coverage area, a rundown of certificates held, and a list of appraisal forms that he or she services with associated fees. Admin users can access an appraiser profile by clicking the entry associated with the appraiser from a list of Directory page search results.

Each appraiser profile has a main menu of tabs and a submenu of tabs. To view an appraiser’s contact information, information about their E&O coverage, and details about their certifications, how long they’ve been certified, and the expiration date of the certification, an admin user will click the Details tab on the main menu. Information about the geographic areas an appraiser covers is available from the Coverage / License tab. And an admin user can see what appraisal forms an appraiser offers and the fee that’s associated from the Appraisal Forms tab.

An admin user can invite an appraiser to register on a platform-version by clicking Invite Appraiser from the tab submenu. This button will change to show a status of Invite Sent after the invitation has gone out. After this appraiser has registered, the button will change to read Registered.

An admin user can also simply register an appraiser on their platform-version by clicking Register on the tab submenu. And finally, an admin user can see what Approved and Do Not Use lists an appraiser is on by clicking Approved / DNU Lists on the tab submenu.

Note: The preferred method for registering a new vendor user on an Appraisal Scope platform-version is to invite an appraiser. If an admin user does register the vendor user without invitation, it’s recommended that they ask the appraiser to review his or her information in the platform-version in case any profile details need to be updated.

Appraisal Scope Directory: AMC profiles

An AMC profile gives an admin user information about an AMC’s geographic coverage area, a rundown of states and provinces where their AMC license is valid, and a list of appraisal forms that they service. Admin users can access an AMC profile by clicking the entry associated with the AMC from a list of Directory page search results.

Each AMC profile has a main menu of tabs and a submenu with a Register tab. To view an AMC’s contact information and a list of states and provinces where their AMC license is valid, an admin user will click the Details tab on the main menu. Information about the geographic areas an AMC covers is available from the Coverage / License tab. And an admin user can see what appraisal forms an AMC services and the fees associated with them from the Appraisal Forms tab.

An admin user can also register an AMC on their platform-version by clicking Register on the submenu.

ASC Tab

The ASC tab gives admin users access to the nationwide ASC database. The profiles associated with the appraisers in the ASC database will include details on the geographic areas they cover and the licenses they hold.

Admin users can access ASC profiles by using the search control panel on the left side of the ASC page. Admin users will need to enter at least one search parameter before clicking Search to produce a list of results from the ASC database. The list of results will appear just beneath the search control panel. If a user needs to continue searching, clicking Clear will remove any search criteria from the search panel fields.

ASC profiles

An ASC profile gives an admin user information about an appraiser’s geographic coverage area and a rundown of the certificates they hold. Admin users can access an ASC profile by clicking the entry associated with the appraiser from a list of ASC page search results.

Each ASC profile has a main menu of tabs and a submenu of tabs. To view an appraiser’s contact information, information about their E&O coverage, and details about their certifications, how long they’ve been certified, and the expiration date of the certification, an admin user will click the Details tab on the main menu. Information about the geographic areas an appraiser covers is available from the Coverage / License tab.

The Show Notes tab allows an admin user to view any notes that have been added previously for an appraiser and also to add notes to an ASC profile by clicking Add Notes, typing and formatting in the Notes dialog box, and clicking Save. Notes added here can also be flagged by selecting the Flag check box. When an appraiser from an ASC profile list is registered with an AMC platform-version, the notes added here will be accessible in the appraiser’s vendor profile under the Notes tab.

The Appraisal Forms tab displays a list of standardized appraisal forms. Admin users will not see any fees associated with these forms, and so this list serves as an administrative reference for the standardized appraisal forms list.

An admin user can invite an appraiser on the ASC database to register on their platform-version by clicking Invite Appraiser from the tab submenu. This button will change to show a status of Resend Invitation after the invitation has gone out. After this appraiser has registered, the button will change to read Registered.

An admin user can also simply register an appraiser on their platform-version by clicking Register on the tab submenu. And finally, an admin user can see what Approved and Do Not Use lists an appraiser is on by clicking Approved / DNU Lists on the tab submenu

Note: The preferred method for registering a new vendor user on an Appraisal Scope platform-version is to invite an appraiser. If an admin user does register the vendor user without invitation, it’s recommended that they ask the appraiser to review his or her information in the platform-version in case any profile details need to be updated.

Disabled tab

The Disabled tab gives admin users a search control panel to locate vendor users who have been disabled in an AMC’s Appraisal Scope platform-version. Admin users can access profiles of disabled vendor users by using the search control panel on the left side of the Disabled page.

As with other Appraisal Scope search control panels, admin users can produce a list of results by clicking Search. The list of results will appear just beneath the search control panel. If a user needs to continue searching, clicking Clear will remove any search criteria from the search panel fields.

The length of the list of results can be controlled by using the text boxes and drop-down menus in the control panel. Admin users searching for disabled vendor users can look for specific profiles by name, years licensed, or by the appraiser company that the vendor user is associated with. Users can also narrow a list of results by using the State, Vendor Status, License Type, and Quality drop-down lists.

When a vendor user is disabled in an Appraisal Scope platform-version, this user will no longer be active and so cannot have orders assigned to them. The user will also not be able to log in to the Appraisal Scope platform-version.

The number that appears in the Disabled tab represents the number of disabled vendor users on an Appraisal Scope platform-version. Procedures for reactivating a vendor user who is in a Disabled status can be viewed in the Disabling and enabling an appraiser’s vendor user profile in a platform-version section.

Panels tab

The Panels tab gives AMCs the functionality to organize the vendor users on their platform-version into lists that will help them make sure that they’re always assigning orders to the appraisers best suited to handle a job. Admin users can create, edit, and delete appraiser Approved and Do Not Use lists from the Panels page, as well as search for vendor users to see the Approved and Do Not Use lists that they’re associated with at any given time.

Panels tab search functionality

Admin users can use the text box fields and drop-down lists in the search control panel on the left side of the Panels page to search for appraisers registered on their AMC’s platform-version (see Note following this paragraph). Users can perform a search by name, appraiser company, or license number; or they can narrow a list of search results by Quality Rating, state covered, county covered, or License Type. Admin users can also click Advanced Search to search by email or zipcode, or to narrow search results by selecting from the additional certifications.

Note: The drop-down box located just above the search control panel must read Select a panel type in order to perform this general search.

Search results will display a list of entries that include an appraiser’s name and address, whether the appraiser is affiliated with an Approved or a Do Not Use list, and the client company that the Approved or Do Not Use list is assigned to. For appraisers associated with multiple Approved or Do Not Use lists, there will be separate entries in the search results for each list that the appraiser is affiliated with.

Pending Users Tab

The Pending Users page allows admin users to approve or delete profiles for new client companies, client users, or vendor users who have registered to their Appraisal Scope platform-version. The Pending Users tab will display the number of profiles that are awaiting approval, thereby notifying admin users of the potential users still in the Pending status.

Admin users can use the search control panel on the left side of the Pending Users page to find specific users that are in a Pending status. When Client is selected at the top of the search control panel, the search panel will be configured to search the list of pending client companies or client users. When Appraiser is selected at the top of the search control panel, the search panel will be configured to search the list of pending vendor users.

Admin users can narrow the list of pending client companies or client users by clicking the Account Type or State drop-down menus and choosing from the options. Admin users can also find a specific entry for a pending client by typing in the Company Name or Email text boxes.

To narrow the list of pending vendor users, admin users can click in the License Type and State drop-down lists and choose to search that way. There is also the DNU List drop-down box where an admin user can click Yes or No to filter the pending Vendor User list to show only pending vendor users who are or are not on Do Not Use lists. Specific pending vendor users can be found by name, license number, email address, company name, city, or phone number.

The search results for pending client companies or client users will appear in a list on the right side of the page, under the Pending Clients header. The search results for pending vendor users will appear in a list on the right side of the page under the Pending Appraisers header. The Pending Clients and Pending Appraisers tabs will allow an admin user to toggle back and forth between the Pending Clients and Pending Appraisers lists.

Staff users can find information about approving new client companies and new client users in Chapter 2 of this User Guide. To register a pending vendor user, an admin user will click Approve from the Action column of the relevant entry under the Pending Appraisers header.

Once a vendor user has been approved, admin users have a variety of options to manage these users. The Appraiser tab section of this User Guide provides conceptual information on the vendor user profile and procedures on the ways that vendor user profiles can be managed.

License Tracking Tab

In contrast to the ASC tab, which provides the ASC database of licensed appraisers, the License Tracking tab provides access to a database of all appraisal licenses issued nationwide. As an example of how the License Tracking database is different from the ASC database, one can imagine an appraiser who is listed on the ASC and who carries appraisal licenses in three states. This appraiser will be associated with one entry on the ASC database as a licensed appraiser, but the same appraiser will be associated with three entries coinciding with the three licenses on the License Tracking database. Admin users have several options for searching the License Tracking database by using the Search Licenses Tracking control panel at the top of the page.

Admin users can view the status of a specific appraiser’s licenses by entering that appraiser’s first and last name, or they can view the status of a specific license by entering the license number. They can also view the licenses that have been issued in a particular state.

For any list of appraisal licenses appearing at the bottom of the page, admin users can also refine the list by searching for specific status parameters that might be affiliated with an appraiser or appraisal license, such as disciplinary action and the date range of the action. It’s also possible for admin users to select whether to search by the statuses Inactive or Active for both old and new licenses, and to provide an expiration date range as parameters in the search of both old and new licenses. And after a list of search results has been obtained, admin users can click Export to download an Excel file of the list.

Approved Lists

Admin users can add or modify Approved lists from the Panels tab by clicking the drop-down box located just above the search control panel that reads Select a panel type. When admin users click the drop-down box and choose Appraisers – Approved, a full list of ASC certified appraisers will appear beneath the search control panel. This list can be narrowed down or individual appraisers can be searched for by using the options in the search control panel.

Clicking Appraisers – Approved from the drop-down list will also open the Appraisers – Approved section on the right side of the Panels page. Admin users will find controls available here that will allow them to select Approved lists that they’d like to add appraisers to, edit the names of existing Approved lists, import new Approved lists they receive from client companies, and delete existing Approved lists. Admin users can also look to see the client users an Approved list is assigned to. Procedural descriptions for each task available to admin users are presented below.

Admin users can delete an Approved list from the Appraisers – Approved section of the Panels page by clicking the Select List Name drop-down box, and then clicking both the name of the list and Delete. Admin users can also edit the name of an Approved list by choosing the list as above, clicking Edit List Name and entering the new list name in the New Appraiser List text box, and clicking Save.
