Overview

This article explains how to use the Appraiser tab to search for vendor companies and vendor users and access their profiles. It also covers key profile management tasks (including adding users or appraiser apprentices) and provides an overview of the AMC tab for managing AMC-to-AMC relationships.

Appraiser Tab

Appraiser Tab Search Functionality

Staff users can access appraisal companies and appraisers contained in their platform-version by using the Search section on the left side of the Appraiser page. Clicking Search at the bottom of the Search section will produce a list of appraiser companies and associated appraisers, known frequently from here on as vendor companies and vendor users. Clicking Clear will clear all search fields or return them to their default settings.

Vendor User lists will appear just beneath the Search section. A staff user can refine search results by specific location or coverage area by clicking Location or Coverage, just above the Search and Clear buttons. The length of any list can be controlled with the available search criteria.

Staff users can search by license type, for example Certified General or Certified Residential, by a numerical quality rating, by the name of an appraisal company, or by an appraiser’s Vendor Status. They can also search for an individual vendor user by typing an appraiser’s name, license number, or email address into the relevant boxes. A staff user can also refine the results of a list to include only vendor users that have been licensed for a certain amount of time by entering years licensed into the Years Licensed box.

Staff users can find specific vendor companies, as well, by either typing into the Appraiser Company text box, or clicking the Appraiser Company drop-down box and selecting a vendor company from the list. Lastly, staff users can choose to filter results by a quality rating, clicking the Quality box and choosing from the list of rating numbers, and they can also filter results by clicking the Vendor Status box and choosing from among statuses.

Interacting with appraiser search results

A list of vendor companies or vendor users will be returned as search results. The entries that comprise a list will differ slightly depending on the type user that the entry is associated with. For vendor company entries and entries associated with individual vendor users affiliated with vendor companies, information will be broken across three fields. The right-hand field will display whether the entry reflects a vendor company, or whether it’s that of a vendor user who is affiliated with a company. When the entry is that of a vendor user affiliated with a vendor company, the right-hand field will display the level of permissions the user has with that company (e.g., Manager and RFP).

In the case of a vendor company entry, staff users may note a blue Plus icon in the No. field. When a staff user clicks the Plus, a list will appear that shows all of the vendor users contained within the vendor company profile. Staff users will need to point to the vendor user name they wish to select. Clicking the vendor user name will open either the General Information page of a vendor user profile, which itself is affiliated with a vendor company profile (this will be the case for the vendor user who signed up with an AMC’s platform-version on behalf of a vendor company, often a Manager), or the Details page of a vendor company profile. When a General Information page of a vendor user profile is opened in this scenario, clicking the Company Profile tab will open the vendor company profile to the Details page.

For an entry associated with a vendor user who is not associated in a platform-version with a vendor company, the entry will be broken into five fields under No., Name, Cert., FHA, and Rating. The No. field gives staff users access to the Approved and Do Not Use lists that the vendor user has been placed on. To see these lists, a staff user will click the Green-Square-Over-Red-Square icon under the No. header on the search results list. The [Appraiser Name] Approved / Do Not Use Lists box will open, displaying any lists the appraiser is on by client company. The client company names will appear beneath either the Appraisers – Approved or Appraisers – Do Not Use headers, depending on which of the two list types an appraiser has been added to for a client company. The No. field will also show a white-on-red Exclamation Point icon if there is anything in the vendor user’s profile that would potentially impact their ability to perform an appraisal, for instance if their E&O coverage has expired.

Moving along the vendor user entry columns to the right, the Cert. field will reflect the vendor user’s certification status, the FHA field will notify a staff user if the vendor user is FHA certified, and the Rating field will reflect the Appraisal Scope rating that the vendor user carries.

When an admin user clicks on any of the vendor user entries in the list, the vendor user profile will open to the Details page. The Vendor User Profile menu and submenu will be accessible.

Explaining the Appraiser Apprentice role and associated Appraisal Scope profile

The ASC does not recognize license status for appraisal trainees, known in Appraisal Scope as Appraiser Apprentices. As a consequence, this user type cannot sign up to the platform themselves, but instead an appraiser apprentice profile must be created by an admin user.

An appraiser apprentice cannot be linked in Appraisal Scope to a licensed vendor user acting as the trainee’s supervising appraiser. However, an apprentice can be housed in the same vendor company profile as the supervising vendor user, and when this is the case, the supervising vendor user can be associated via the Order Details page to an order that’s been assigned to the appraiser apprentice.

An admin user should note that an appraiser apprentice must be assigned to a vendor company when the appraiser apprentice profile is created. If the apprentice’s supervising vendor user is not affiliated with a vendor company, the admin user will need to create a vendor company profile and add the supervising vendor user to the profile before adding an appraiser apprentice to the Appraisal Scope platform-version (see the Adding a manager to a vendor company profile section).
