Overview

This guide provides you with the instructions to configure and use the Valuation Modernization (UAD 3.6) functionality within Appraisal Scope. Valuation Modernization is a GSE-led initiative that shifts the appraisal process from being form-centric to data-centric. This shift introduces MISMO 3.6 XML, standardized ZIP file packaging, and centralized validation and review services.

Platform Setup Overview

Note: Before you begin configuring and testing Modern Jobtypes in Appraisal Scope, the Cotality team must enable foundational settings in your platform. Completing these settings allows your platform to support the new UAD 3.6 workflows and connect to shared services like File Validation and UCDP.

Platform Preparation Steps

  1. Digital Gateway Setup: Cotality registers your organization with our Common Workflow services, provisioning a unique Client Registry ID (also known as Collateral Client ID) for your platform.

  2. Environment Configuration: For testing, your Appraisal Scope environment is configured for UAT (User Acceptance Testing).

  3. Modernization Feature Enablement: Cotality activates the Valuation Modernization Order Support feature to unlock new fields and workflow options in your UI.

Once these steps are complete, you’ll be able to:

  • Create and configure Modern Jobtypes

  • Submit and validate ZIP file packages

  • View new fields in Order Details

  • Begin testing UAD 3.6 workflows and submitting validated files to UCDP


Configuring Modern Jobtypes

You must configure the following Modern Jobtypes in the JOBTYPE tab:
Appraisal URAR (Parent Order), Restricted Appraisal Update (Child Order), and Completion Report (Child Order). For these Jobtypes, Select Modern and ensure that the ZIP file type is enforced.

  • Legacy jobtype functionality (for example, 1004)

    will continue to be utilized during the GSE transition.

  • Commercial and FHA Jobtypes are not applicable to the current UAD 3.6 guidelines.

Once the platform setup is complete, you can begin to configure and use the UAD 3.6 functionality.

How to Configure & Test Modern Jobtypes in Appraisal Scope® per UAD 3.6 Updates


File upload and validating ZIP file packages

Appraisers must use the ZIP upload workflow and ensure files pass validation.

  1. Upload a ZIP package that contains the MISMO 3.6 XML, PDF report, property photos, and supporting documents.

  2. The platform validates the file structure and UAD compliance. Validation results are categorized as Fatal Errors, Warnings, or Informational Messages.

  3. Only validated files are eligible for UCDP submission.


Workflow Logic & Order Details

  • Orders follow a structured lifecycle: creation, assignment, file upload, validation, review, and completion.

  • Child orders (Restricted Appraisal Update, Completion Report) must be assigned to the same appraiser as the parent URAR unless the parent appraiser is unavailable.

  • Related Orders are displayed in the Order Details beneath the Jobtype.

Important Note: Once an order has been created, the platform does not allow users to change a Jobtype from Modern to Legacy or vice versa. Due to the specific data requirements and validation services inherent to UAD 3.6, these Jobtypes are not interchangeable within an existing record. If a client mistakenly orders a Modern Jobtype, the AMC must cancel the order and have the client resubmit it to ensure proper data handling and vendor compensation.


User Interface Changes

AMC users will see new fields in Order Details include Property Valuation Method, Rent Schedule Indicator (read-only), Product Type label, Accessory Dwelling Unit Count, Living Unit Excluding ADU Count, PUD Indicator and Zip File Upload.


Appraiser Requirements

Appraisers must be configured with Modern Jobtypes in their vendor profile. The "Appraisal Forms" view in the Appraiser UI explicitly identifies UAD 3.6 jobtypes with descriptive tooltips to help appraisers quickly distinguish modern vs legacy assignments.

They must use the ZIP upload workflow and ensure files pass validation.  

To ensure modern orders are assigned only to qualified vendors, the Appraiser and Staff UI includes a UAD 3.6 Capable certification to confirm readiness within the vendor’s profile.

UAD 3.6 Capable checkbox : The following UAD 3.6 Capable checkbox has been added to the appraiser Profile tab, found in the Other Certifications section. This checkbox allows both Staff and Appraisers to explicitly identify which vendors are eligible to service modern UAD 3.6 orders:

Tip: Staff users can leverage Appraisal Scope’s Reports tool to manage their vendor panel’s transition to the new UAD 3.6 standards. The Appraiser: General report includes the UAD 3.6 Capable field.


Outcome

After you complete these configuration steps, you will be able to create and configure Modern Jobtypes and submit and validate ZIP file packages. You can also view new fields in Order Details, such as Property Valuation Method, Rent Schedule Indicator, Product Type label, Accessory Dwelling Unit Total Count, Living Unit Excluding ADU Count, PUD Indicator, and ZIP File Upload. Finally, you can begin testing UAD 3.6 workflows and submitting validated files to UCDP.
