Overview
The Mercury Network® Vendor Profile is the central location for managing the professional information clients use to identify and assign qualified vendors for appraisal orders. Keeping your profile accurate helps your business remain visible and eligible for assignments that match your services, coverage, qualifications, and fees.
To receive UAD 3.6 assignments, configure the Products, Eligibility, and Professional tabs in your Vendor Profile. As the appraisal industry moves from form-based products to data-centric assignments, these settings determine whether you qualify for orders based on property characteristics, loan details, valuation capabilities, experience, and fee structure.
How to update your vendor profile for UAD 3.6 assignments
Complete the following three profile sections to receive eligible UAD 3.6 appraisal assignments in Mercury Network®.
Warning: You must complete all three sections to be eligible for UAD 3.6 orders and to appear as “ready” on lender reporting.
How to update products and fees tab
UAD 3.6 uses a data-centric appraisal model in which the scope of work is defined by data points instead of individual form types. The products and base fees you select on the Products tab, together with the property criteria on the Eligibility tab, determine which UAD 3.6 orders you can receive.
Navigate to the top navigation bar and select Users.
Select the Products tab.
Click the Residential Appraisal sub-tab.
Select the UAD 3.6 products you offer.
In the Fee column, enter your base fee for each selected product.
Note: If you select any of the Traditional Appraisal products, you must also select the Completion Report and Restricted Appraisal Update products, as these are follow-up orders to the Traditional Appraisal (much like the legacy 1004D).
Click Note in the Fee Notes column for a product to enter any terms or additional information regarding your fees and click OK. While fee notes are not required, it is recommended that you provide any important information your clients should have about your fees.
Click Save.

How to update professional experience tab
The Professional tab controls active order types and records the experience Mercury Network® uses during vendor selection.
In Mercury Network®, UAD 3.6 products are labeled Residential Appraisal, while traditional form-based products are labeled Residential Appraisal – Legacy. These order types are managed independently on separate profile tabs.
Select the Professional tab.
Under Professional Experience, select the Residential Appraisal checkbox. This selection is mandatory to receive and accept UAD 3.6 work.
Note: You cannot select Residential Appraisal until you configure the required UAD 3.6 products and eligibility criteria.
In the Started service field for Residential Appraisal, enter the year matching your existing legacy forms experience year.
Warning: Entering the current year (e.g., 2026) may cause automated assignment logic to mark you as ineligible for clients requiring minimum years of experience.
Note: Note: You’ll notice throughout the Mercury platform, the “new normal (UAD 3.6) is now referred to as Residential Appraisal, and the legacy appraisal forms are referred to as Residential Appraisal – Legacy. Residential Appraisal and Residential Appraisal – Legacy products are managed independently as separate order types on different tabs in your profile.
Select the UAD 3.6 Opt-Out checkbox if you do not want to accept UAD 3.6 assignments at this time. This notifies lenders and suppresses login pop-up reminders.
Click Save.
