How to Configure Vendor Profiles & Assignment on Mercury Network®

Prev Next

Overview

The Vendor Profile serves as a centralized hub for managing professional information, enabling Mercury Network® customers to identify and assign the most qualified vendors for specific appraisal orders. By maintaining an accurate and comprehensive profile, you ensure that your business remains visible and eligible for the assignments that best match your professional expertise.

Configuring the Details Tab

In the Details tab, enter your contact information, including your physical address, email addresses, phone numbers, and time zone. You must complete all fields marked with a red asterisk (*) to activate your profile.

  1. Navigate to the top navigation bar and select Users.

  2. In the Details tab, select the Accept orders from Mercury Network® clients checkbox to enable order reception.

Note: Your account cannot receive orders until this box is checked. Leave it unchecked if the profile is for administrative or management purposes only.

  3. To limit order assignment to specific clients, select the Only accept orders from my fee panel clients checkbox in addition to the Accept orders from Mercury Network® clients option.

  4. Complete all User Profile required fields.

  1. The 'Out of Office' feature helps you inform clients when you'll be unable to accept new assignments. Configure a date range to prevent receiving orders or correspondence while you are unavailable. This helps avoid missed deadlines or expired orders.

    1. Click Edit to open the configuration screen.

    2. Enter the Date Leaving and Date Returning using the MM/DD/YYYY format, or select them via the Calendar icon.

    3. Click OK, then click OK again on the confirmation screen to save your settings.

Configuring the Professional Tab

On the Professional tab, you'll set up the types of orders you'll accept, as well as provide your professional qualifications and other details about assignment completion.

The options on the Professional tab vary depending on what type of vendor you are.

Professional Experience - Appraisers

  1. On the Professional tab, check the box for each type of assignment that you fulfill. As you select each item, provide the year you started servicing that type of assignment.

Note: In the product settings, differentiate between current and legacy formats by selecting the appropriate options. Residential Appraisal (UAD 3.6) and Residential Appraisal – Legacy are now managed as separate order types to allow for independent support.

  2. Select the Residential Appraisal checkbox. This selection is mandatory to receive and accept UAD 3.6 work. Enter the year that matches your legacy forms year of service. Some clients have configuration preferences that require a minimum number of years of experience to be eligible for assignments. Entering 2026 as your starting year may make you ineligible.

  3. Select the UAD 3.6 Opt Out checkbox if you do not wish to accept these assignments. Enabling this option performs the following:

    1. Notifies lenders that UAD 3.6 orders are not currently accepted.

    2. Disables the login splash screen reminder regarding profile updates for UAD 3.6 products.

  4. Just below the assignment types, place a check next to each designation/certification you possess. If you hold an FHA designation, make sure that you check the FHA box - leaving it unchecked can prevent you from receiving FHA work.

Note: Mercury Network® validates license information using the national registry available at http://www.asc.gov. Make sure you enter your license exactly as it appears in the national registry - if your license is off by one number or has any additional characters, your license won't validate properly, which can prevent you from receiving orders. Your license can only be added to one Mercury Network® account at a time. If your license is set up on another account, remove it before adding it to the new account.

  1. To manage any license, click the Edit or Remove icons on the far-right of any existing license listed in the Licenses section. If you remove a license, the associated document will be deleted.

Insurance Policies

In the Insurance Policies section, you can manage your existing policies and add new ones. You'll also be able to view any existing policies and see which ones have a document attached as well as the name of the document.

  1. To add an insurance policy, click Add in the top toolbar, and select Insurance Policy from the drop-down menu, or click Add new policy in the Insurance Policies section.

  2. When filling out the policy information, enter the aggregate or total amount covered by your insurance policy rather than the per-incident coverage.

  3. Next to Insurance Document, there are a couple of options:

  5. To manage any policy, click the Edit or Remove icons on the far-right of any existing policy listed in the Insurance Policies section. If you remove an insurance policy, the associated documents will also be deleted. If you simply need to add an attachment to an existing insurance policy, you can click Choose from existing to select an unlinked insurance attachment, or edit the policy to upload a document.

    2. Correct Policy Data: If the document is accurate but the insurance information is incorrect, Delete the credential and create a new entry.

  1. Click Add new W-9.

  2. In the form that appears, you'll see that a lot of your information is already populated. So, enter any remaining W-9 details just like you would on the W-9 form, then click Save.

  1. Click Add trainee.

  2. In the Add Trainee form:

    1. Enter the trainee's first and last name.

    2. Enter the training state. The training state must match a state where the supervisor has a current, valid license.

    3. If the trainee has a state license, enter the license number and expiration date.

    4. To attach any relevant documents, click the Trainee Document paperclip icon, then select the file on your device.

  1. Click Update to remove the current version.

  2. Upload the revised document as prompted.

  2. In the Managed Orders section, select notifications that should occur for each selected event on one of the user's managed orders. Like the My Orders section, you'll be able to choose notification types such as a text message, a fax, or a daily summary email.

    1. Click the Tool Icon next to Send an e-mail to choose specific events that should trigger an email.

Configuring the Products Tab

On the Products tab, configure your payment methods and set the fees for each product you offer.

  1. In the Payment Methods section, select the checkboxes for each payment type you intend to accept.

  2. Click the tab for the type of product you intend to add or edit. You can choose: Residential Appraisal, Residential Appraisal - Legacy, Commercial Appraisal, Broker Price Opinion, or Inspection.

Note: Residential Appraisal and Residential Appraisal – Legacy forms are now separated into distinct sections, allowing you to view and configure UAD 3.6 and legacy products independently. Two of the primary UAD 3.6 data points, Property Valuation Method and Property Type, provide the basis for our UAD 3.6 product list.

If you select any of the Traditional Appraisal products, you must also select the Completion Report and Restricted Appraisal Update products, as these are follow-up orders to the Traditional Appraisal (much like the legacy 1004D).

  3. In the Fee column in the table below, type your fee for each product for which you'll accept an order.

  4. In the Commercial appraisal tab, check the box in the Offer column for each product you intend to offer.

  5. Depending on your account type, for some product types, you can click All or None to select/deselect all products in the tab.

  6. For each fee you've entered, click the Note link in the Fee Notes column and type any notes your client should read before they place an order with you. They are required to read and agree to these notes before finishing their order. So, while fee notes are not required, it is recommended that you provide any important information your clients should have about your fees.

Note: If you are an FHA Appraiser, make sure to enter your fees for FHA Products. Neglecting to do so prevents clients from assigning you orders for these products.

Configuring the Eligibility Tab

UAD 3.6 Support and Eligibility: This tab, exclusive to UAD 3.6 orders, details a vendor’s supported services and fulfillment qualifications. Vendors are only eligible for assignments where the order details align with their confirmed eligibility criteria.

Please check all applicable boxes to specify your coverage of the following property and loan characteristics. By checking the box, you indicate that you accept work on properties with that particular characteristic. This will influence your eligibility for order assignments.

Note: Please make sure your selections on the Eligibility tab are aligned with your supported products. For example:

  • If you have selected any Single Family products on the Products tab, you must check the Single Living Unit box under the Living Units Excluding ADU section on the Eligibility tab.

  • If you have selected Two to Four Family products on the Products tab, you must at a minimum check the Two Living Units on the Eligibility tab. Check Three Living Units and Four Living Units if you also appraise those properties.

Eligibility criteria for property characteristics and mortgage types in a profile section.

Configuring the Coverage Tab

On the Coverage tab, select the areas where you intend to accept Mercury Network® orders. You can select an unlimited number of states and counties to accurately reflect your coverage area.

  1. Select the state you'd like to add to your coverage.

    1. For AMC coverage, select the checkbox for each state where you provide services. Use the All or None options to bulk-select or clear all state selections.

  2. Select a county or city you'd like to add to your coverage.

  3. Click the Select button to move the selected county/city to your coverage.

Tip: Hold down the CTRL key on your keyboard to highlight multiple counties at once, and click Select to add them all simultaneously.

  4. Click the Save button on the toolbar near the top.

Configuring the My Panels Tab

The My Panels tab shows you all the fee panels to which clients have added you, plus you can view your stats for these panels as well as auto-accept orders from those clients.

  1. For each Client Company listed, the Client Stats column may contain a View Stats link which will show you statistics describing your performance with this client. The client has the ability to disable sharing these stats, or if you haven't yet worked with the client, there will not be any stats to display.

  2. For each client, you can place a check in the Auto-Accept column. With that checked, you'll immediately accept any new orders for that client.

  3. You can make yourself unavailable for orders for a specific fee panel if you click the Set dates link for that panel, then specify the date range during which you won't accept orders from that fee panel.

  4. To completely remove yourself from a fee panel, click the red x in the Remove column for the intended panel. When you do, the client will be notified, and if you intend to re-join that panel, you'll need to be re-invited. You need to meet a couple of conditions before you can remove yourself from a fee panel:

    1. You can't have any open or pending orders on the intended fee panel.

    2. You'll need to provide a reason for removing yourself from the fee panel. That reason will be included on the notification which is sent to the client.

  5. AMCs and appraisal firms will see an additional section called Fee Panel Invitations. There are a couple of things you can do here:

    1. Enter the email address where you'd like to receive fee panel invitations in the first field.

    2. Below, in the Response column, you can click Accept or Decline to respond to the invitation.

  6. After you make any changes, click Save in the upper-left to keep your changes.

Reviewing Statistics

Reading the Statistics

You can navigate through the Statistics window to see the information that's available. Here's how:

  • Use the drop-downs on the upper-right to filter by county or time frame

  • Click an individual product name from the list at the bottom to filter the graph by that specific product. By default, All Products is selected.

  • Click the PDF and Excel links to export the stats currently being viewed for use outside of Mercury Network®.

Acceptance Statistics

This lets your clients know how conscientious you are about responding to their orders. When you are responsive, they don’t have to call you or follow-up on their orders. The percentages are color-coded so at a glance you can see how your performance rates.

  • If the rework rate is 0-30%, this will display in green, 31-60% will be displayed in yellow, over 60% will be red.

  • For the on-time rate - over 85% is green, 60-84% is yellow, and under 60% is red.

Rework Statistics

Click the drop-down near the chart and choose Rework to see stats on how often the client requested a revision from you.

  • The table counts revisions for an order only once. For example, if there were five revisions on the same order, it would only count once here.

  • The graph shows how many reports had 1 revision, 2-3 revisions etc, over time using color-coded lines.

Late Reports

Select Late Reports from the drop down to see your on-time statistics.

  • The on-time rate is based on the due date saved in the order.

  • Reports are considered late when the due date is less than the date you first marked the order complete. Orders that are put on hold or delayed during the order cycle are excluded.

Profile Status Dashboard

The Profile Status indicator displays incomplete sections of a vendor's profile. Ensure all fields are finalized, as incomplete profiles may cause an interruption in order assignments.

Profile status showing enabled, W-9 issue, and product coverage details.

Outcome

By completing these configurations, your Vendor Profile is compliant with UAD 3.6 requirements. You can now accept current Residential Appraisal assignments while maintaining separate support for Legacy forms. Additionally, the Eligibility tab reflects your specific fulfillment qualifications, ensuring you only receive orders that align with your confirmed criteria.
