Glossary of terms
White List
The list of Preferred Providers you share with Cotality™ will be used to configure your White List. As Preferred Provider rates are added to SmartFees, they will become available through your White List settings. There are two types of White Lists: Exclusive and Non-Exclusive.
Note: Ongoing requests to add or remove providers from your White List should be submitted through Support by the staff member(s) designated as your SmartFees Account Administrator(s).
Exclusive White List
An Exclusive White List configuration limits all account user views to your Corporate Provider List only and suppresses any providers from the Cotality™ provider network.
Non-Exclusive White List
A Non-Exclusive White List includes both your Provider List and the Cotality™ provider network. Your providers will appear at the top of the list and will be labeled “Corporate Preferred.”
Template
A configuration that allows SmartFees to display or suppress specific service provider categories based on defined criteria (e.g., all files, loan type, property type, or transaction type).
Example: You can set up a template to always return a provider and associated fees for a Pest Inspection on all VA loan files.
SmartLogic
Pre-selected fees for title and settlement services based on the loan transaction, so users do not need to manually select these fees for each file. SmartLogic is part of the SmartFees service and cannot be configured at the lender account level.
SmartEndorsements
Endorsements that are automatically pre-selected for title and settlement services based on the loan transaction. SmartEndorsements are part of the SmartFees service and cannot be configured at the lender account level.
Recording Fee Page Count Defaults
Page counts are preset in the SmartFees service to ensure that recording fees comply with the Real Estate Settlement Procedures Act (RESPA) and Truth in Lending Act (TILA), based on the document type.
SmartMonitor
A notification that alerts you to sudden changes in transfer taxes within a specific taxing authority. As part of this service, Cotality™ also provides you with a list of impacted files, enabling you to re-disclose to your borrower(s) as a Change of Circumstance (COC).
Simultaneous Issue/Title Rate Allocation
These terms refer to how title insurance premiums are allocated—specifically between Lender’s Title Insurance and Owner’s Title Insurance—on transactions where both an Owner’s and a Lender’s policy apply.
Outcome
You can identify key SmartFees terms, which empowers you to navigate the platform and apply configuration options effectively to your workflow.
