Overview

This article provides a comprehensive guide to managing the automated and manual review processes for UAD 3.6 orders. By understanding these workflows, you can ensure that appraisal deliveries move efficiently through Investigate review, and/or final completion while maintaining full control over quality standards. These plans apply to UAD 3.6 products.

How to Review the UAD 3.6 Process Flow

If your organization is contracted for Investigate services, the platform will send your UAD 3.6 orders to the Investigate queue for review as part of the default workflow. If you want to exclude specific products from Investigate, you can configure those exceptions in Preferences → Review Settings. For detailed instructions, refer to the article How to Configure Review Settings on Mercury Network®.

UAD 3.6 Order Review Submission Process Flow

  1. Delivery: All UAD 3.6 secure orders move to the Delivered status once the service provider uploads the appraisal.

    • If the system is configured to sync Pending Quality Review status, the client order status will be updated when the secure order is delivered.

  2. Automated Rules & Submission: Once the order passes automated rules, it moves to UCDP Submission (if applicable).

  3. Review Logic: Following a successful UCDP submission, the system determines if the order should bypass review:

    • Bypass Review: Occurs if the customer is not contracted for review or if specific products are configured to bypass it.

    • Review Workflow Configuration: Customers can exclude specific products from review by creating "Review Plans" under Preferences -> Review Settings.

Investigate & Review Statuses

Note: UAD 3.6 orders do not flow through standard QC folders, however you may still “pause” orders for manual review before releasing them to a Completed status.

Status

Description

Review in Progress

The order has been submitted to Investigate for a reviewer to perform their work.

Revision Correction Needed

A revision has been requested. The order returns to Review in Progress once the revised appraisal is delivered.

Reconciliation Needed

The reviewer has requested a second appraisal be ordered.

Completed

This is the final, closed status for an order. Depending on workflow configurations, this could happen after the Delivered status, after the reviewer has completed their review in Investigate, or manually after the Pending Release status.

Pending Release

If the Pending Release feature is configured, the order stops here before reaching Completed status. This allows customers to "pause" orders for manual review. Orders in Pending Release must be manually moved to Completed once internal processes are finished.

Note: All UAD 3.6 secure orders will now move to a Delivered status once the service provider uploads the appraisal. If your system is configured to sync the Pending Quality Review status to your client order, the client order will move to Pending Quality Review when the secure order is in a Delivered status.

How to Communicate with Reviewers

Users can communicate with reviewers at any time after an order is sent to Investigate.

  • Sending Messages: Click Message, then select Investigate Message to contact the reviewer.

  • Receiving Messages: Users can also receive direct messages from reviewers within the Investigate platform.
