Overview
The Automated Valuation Model (AVM) report provides a comprehensive and accurate assessment of a property's value using advanced technology and extensive data. You can generate a report using different models tailored for marketing, risk management, or originations.
Generating AVM reports
Open the AVM Type menu.
Select one of the following AVM reports:
THVX Marketing: Best for lead generation, offering a high hit rate.
THVx Risk Management: Suitable for risk-based evaluations and portfolio due diligence.
THVx Originations: Ideal for loan underwriting, providing the highest accuracy.
You can use the default option(today's date) for the Valuation Date or choose a date from the past.
Select either a Summary AVM or a Full AVM Summary.
Summary AVM Report (1 Credit) includes the Estimated Market Valuation, Confidence Score, Forecast Standard Deviation (FSD), and owner information.
Full AVM Summary (2 Credits) includes all data from the summary report plus up to three additional data tables and visual maps, including comparables used in the calculation.
Click Generate AVM to review the report.
Reviewing AVM reports
Estimated Market Value Range: An approximate market value range of the property as of the report date.
Report Run Date: The date when the report was created
Last Sale Date: The most recent sale date of the property.
Confidence Score: A metric indicating the reliability of the valuation.
Forecast Standard Deviation (FSD): Denotes the confidence in the AVM estimate.
Owners(s): Information on the property’s ownership as of the valuation date.
Comparables (Full AVM Only): Property information on the comparable properties used in the AVM calculation.
Nearby THVX Estimated Values (Full AVM Only): Estimated THVX values of nearby properties to understand market conditions.
Active Property Listings (Full AVM Only): A list of active property listings near the subject property.

You can now generate and review the different AVM models tailored for marketing, risk management, or originations.
