Overview
If you have previously ordered an Instant Merge Report, you can request an LQ GAP Credit Report via Encompass Web. After placing your order, you can view and download it to identify any new inquiries or credit liabilities the borrower may have incurred between the initial and refreshed credit reports before closing.
Ordering Instant Merge LQ GAP reports
Verify that Instant Merge Report is selected for the Report Type.
Note: LQ GAP Reports are only available if an Instant Merge Report has been ordered, indicated by the auto-populated 15-digit reference number.
Open the Request Type menu.
Select Order Credit Refresh Report (LQ GAP).
Confirm the Report On field is correct.
By default all three Credit Bureaus will be selected (adjust if necessary).
Click Submit.
A confirmation notification will appear if the submission was successful, click Ok to close.
Click the Document icon to view the report. A PDF of the report will open in a new window for review.

You can now order Instant Merge LQ GAP Reports from within Encompass Web.
