Overview
You can order the FICO® Score Mortgage Simulator through Credco.com to assess how specific financial decisions may affect a mortgage applicant’s creditworthiness. By selecting different simulation scenarios, you can instantly view projected FICO Scores, providing clear, data-driven insights into potential score changes.
Ordering FICO Score Mortgage Simulator
Use the search criteria to locate the applicant’s report, then click Search.
Check the box for the applicable report.
Click FICO Score Mortgage Simulator in the menu at the top of the Search Results list.
Note: Charges apply per order. Each order can be used to generate action plans within the first 30 days from the credit origination date. After 30 days, new action plans cannot be created; however, existing plans will remain viewable for an additional 90 days.
Click Submit to request the order. Use the FICO Score Mortgage Simulator to select from different score simulations and instantly view a simulated FICO Score based on your chosen actions.
Navigation, simulations and Smart Plans
Launch the application, navigate key features, and run credit simulations.
FICO Smart Plans provide recommended sets of credit actions tailored to the Applicant's FICO Score and credit profile.
Each Smart Plan is tailored to the Applicant's credit profile and only includes actions the Applicant can realistically take, such as:
Paying down balances
Removing authorized user accounts
Paying off medical collections
All plans target the simulated representative score, which is based on the number of bureaus included in the credit report upload, the midscore for three bureaus, the low score for two bureaus, or the single score when only one bureau is used.
FICO Smart Plans allows you to generate plans based on the desired target score or available cash. By default, the system generates up to three plans targeting the next three 20-point thresholds. For example, if the starting representative score is 595, the system will generate plans to target a 600+, 620+ and 640+ representative score.
Generate target score plans
Choose the Target representative score toggle.
Enter the desired target score in the field.
Keep the Generate additional plans checkbox selected to automatically create a plan for your target score, a second plan rounded up to the next multiple of 20, and a third plan that is 20 points higher than the second target.
Click Generate Plans.
Review the simulated plan(s) summaries.
Tip: Each plan will include a plan summary view displaying information associated with the simulated score. These include:
Simulated score.
Paydown requirement to achieve the simulated score.
Timeframe. The timeframe does not take aging into consideration and the simulated score impact is based on an immediate timeframe.
Number of accounts to be updated.
Bureaus to be rescored.
Click + Use Plan. The plan will open in a new tab.
Review the plan details, including impacted tradelines, required actions, and paydown amounts for the bureaus that require rescoring.
Generate available cash plans
Choose the Available Cash toggle.
Enter the available budget in the field.
Click Generate Plans.
Review the simulated plans.
