Explore the Instant Merge Credit Report View 2.5 layout and identify the information available throughout the report. Organized sections, streamlined formatting, clear payment history displays, and refreshed MOP descriptions help you quickly locate and interpret key applicant, credit, inquiry, and tradeline information. Color-coded highlights and consolidated account details make it easier to identify potential risk factors and focus on the information most relevant to your credit analysis process.

Report Header

The Report Header provides key report identifiers and order details used to track, reference, and manage the credit report.

Key fields:

  1. Ref# (Reference Number)
    A unique identifier assigned to the credit report. This number can be used to reference the report for a variety of purposes, such as contacting Support about the report or retrieving (importing) the report into a Loan Origination System (LOS).

  2. Account #
    The account number used to order the credit report. Charges associated with the report are billed to this account.

  3. Company Name
    The name and address of the company that ordered the credit report.

  4. TID (Transaction Identification Number)
    A unique 11-digit number assigned to the transaction. This identifier tracks the specific credit report request, including the date and time the transaction was processed.

  5. Loan Number
    The loan file number associated with the borrower and credit report request.

  6. Smart Report Hyperlinks

    Provides quick access to available product additions, upgrades, and supplements directly from the credit report.

  7. Requested/Delivered (Bureaus)
    Identifies which credit bureaus were requested when the order was submitted and which bureaus successfully returned credit data for the report.

Applicant Information

The Applicant Information section displays key identifying information for each applicant included on the credit report. Information returned:

  1. Applicant name(s)

  2. Current and previous address(es)

  3. Social Security number(s)

  4. Date of birth or age

Warning

The Warning section displays important alerts and messages related to the credit report. Warning messages are displayed in red text and may indicate items that require additional review. This section also includes FACT Act alerts, such as:

  • fraud alerts

  • active duty alerts

  • security alerts

Data Sources Score Information

The Data Sources Score Information section helps you evaluate the applicant(s) credit profile by displaying the credit scores returned by each credit bureau and the reasons influencing those scores. Use this section to quickly compare bureau scores, identify the middle score, and better understand the factors affecting the applicant's creditworthiness.

Key fields:

  1. Applicant Name
    Identifies which applicant the scores belong to.

  2. Credit Score Model
    Identifies the scoring model used by each bureau, such as FICO® Classics, FICO Score 10T , and VantageScore® 4.0 providing visibility into the score model used to evaluate the consumer's credit profile.

  3. Credit Score
    Displays the credit score returned by each bureau.

  4. Score Factor Descriptions
    Lists the primary factors that influenced each bureau score. These statements provide insight into the applicant's credit profile and may reference items such as credit utilization, delinquency history, account age, public records, or the number of accounts with balances.

Tip: When scores are returned from all three credit bureaus, the middle score will be highlighted in blue to help you quickly identify the score commonly referenced during the mortgage underwriting process.

Instant Merge Credit Summary

The Instant Merge Credit Summary section provides a high-level overview of the applicant(s) credit profile. Use this section to quickly assess account activity, payment performance, available credit, inquiries, public records, and delinquency history before reviewing individual tradelines.

  1. Account Distribution
    Summarizes the number of Real Estate, Installment, Revolving, and Other accounts included in the credit profile.

  2. Current Status (Tradelines)

    • Displays the current status of reported tradelines, including Current, Closed, Unrated (UNRT), and delinquent accounts (30, 60, and 90+ days past due).

  3. Account Details
    Provides a summary of account characteristics that may impact credit analysis or require additional review, including:

    • Accounts in Dispute

    • Accounts in Forbearance

    • Accounts with Payment Deferred

    • Number of tradelines with serious derogatory

    • Accounts affected by Natural/Declared Disaster

    • Available Credit

    • Authorized User Accounts

  4. Inquiries
    Summarizes recent credit inquiries, including total inquiries, duplicate inquiry adjustments, and new trades.

  5. Public Records
    Indicates whether public records, such as bankruptcies, are present in the applicant(s) credit file.

  6. Historical Delinquencies (Count)

    Summarizes reported 30-day, 60-day, and 90+ day delinquencies by account type and identifies the most recent delinquency date.

Tip: Pay close attention to information displayed in red text, as it may indicate delinquent accounts, derogatory credit history, or other credit risk factors that require additional review.

Inquiries

The Inquiries section displays credit inquiries made on the applicant(s) credit file within the reporting period. Use this section to review who accessed the credit file, when the inquiry occurred, and which credit bureau reported the inquiry.

Key fields:

  1. Inquiry Made By
    Identifies the company that accessed the applicant's credit file.

  2. Applicant Association
    Indicates whether the inquiry applies to Applicant 1, Applicant 2, or both applicants on a joint report.

  3. Industry
    Indicates the type of inquiry, when available (for example, Real Estate).

  4. Inquiry Date
    Displays the date of the inquiry.

  5. Data Source
    Identifies the credit bureau that reported the inquiry and includes the bureau's subscriber code.

Address Information

The Address Information section displays the current and previous addresses reported by the credit bureaus for each applicant. Use this section to review address history and compare it to the information provided on the loan application.

Key fields:

  1. Address
    Displays the address reported by the credit bureau.

  2. Address Type

    Identifies whether the address is reported as Current or Former.

  3. Since

    Indicates when the applicant was first associated with the address, when available.

  4. Reported

    Indicates the date the address was most recently reported by the credit bureau

  5. Data Source

    Identifies which credit bureau(s) reported the address.

Employment Information

The Employment Information section displays employer information reported by the credit bureaus for each applicant. Use this section to review reported employment history and compare it to the employment information provided on the loan application.

Key fields:

  1. Employer Name
    Identifies the employer reported by the credit bureau.

  2. Occupation
    Displays the applicant's reported job title or occupation, when available.

  3. Status
    Indicates whether the employment is reported as Current or Previous, when available.

  4. Earnings

    Indicates the earnings for the applicant.

  5. Hired

    Displays the date the applicant was hired.

  6. Reported

    Displays the date the employment information was reported.

  7. Data Source
    Identifies which credit bureau reported the employment information.

Miscellaneous Information

The Miscellaneous Information section displays special messages and notices returned by the credit bureaus. These messages may provide additional context about the applicant's credit file that is not included in other report sections.

Key fields:

  1. Miscellaneous Text
    Displays the specific message or notice returned by the credit bureau.

  2. Text Type
    Identifies the category of the message, such as a Security Alert, Fraud Alert, or other bureau-reported notice.

  3. Data Source
    Identifies which credit bureau reported the message.

Consumer Statement

The Consumer Statement section displays all applicant comments in their credit profile.

Identification Information

The Identification Information section displays applicant identity information as reported by each credit bureau. Use this section to compare identifying details across the bureaus and identify potential discrepancies that may require additional verification.

Key fields:

  1. Name

    Displays the applicant name reported by each credit bureau, including name variations when present.

  2. SSN

    Displays the Social Security number reported by each bureau and whether the SSN was matched.

  3. DOB/Age

    Displays the date of birth or age reported by the bureau.

  4. File Start Date

    Indicates when the applicant's credit file was first established with that bureau.

  5. Data Source

    Identifies which credit bureau reported the information.

Tip: A green SSN MATCHES indicator confirms that the applicant's Social Security Number matches the credit bureau's records, including any reported name variations or aliases (AKAs). Red text may require further review or verification.

AKA Information

The AKA Information section displays alternate names, name variations, or aliases reported by the credit bureaus for each applicant. Use this section to identify additional names that may be associated with the applicant's credit history.

Key fields:

  1. Name

    Displays an alternate name, variation, abbreviation, or alias reported by a credit bureau.

  2. Data Source

    Identifies which credit bureau reported the name variation.

Public Records

The Public Records section displays court-reported public record information associated with an applicant's credit file. Use this section to identify significant credit events, such as bankruptcies, and review their current status.

Key fields to review:

  1. Public Record Type

    Identifies the type of public record, such as a bankruptcy.

  2. ECOA - App Identifier

    Identifies which applicant the public record is associated with.

  3. Court Name / Docket Number

    Displays the court and case number associated with the public record filing.

  4. Filed / Reported

    Displays when the public record was filed and reported.

  5. Status

    Indicates the current status of the record, such as Filed, Dismissed, or Discharged.

  6. Data Source

    Identifies the credit bureau(s) reporting the public record.

Tradelines

The Tradelines sections display account information reported by the credit bureaus. Liabilities can be organized into various groupings, including derogatory, non-derogatory, by applicant, disputed, etc. This helps you quickly identify credit obligations and historical account activity

Common Account Details

The Tradeline section contain common account details, including:

  • Creditor: The lender, financial institution, or organization that extended credit to the consumer.

  • Account Number: The unique account identifier assigned by the creditor.

  • ECOA - App Identifier: Identify an applicant's relationship to a tradeline and indicates their level of responsibility for the debt.

  • Opened: The date the account was originally established with the creditor.

  • Reported: The date the account information was most recently updated by the credit bureau.

  • Mos Rptd: The number of months of account history reported by the credit bureau.

  • High Credit: The highest balance or credit amount reported for the account.

  • Credit Limit: The maximum amount of credit available on the account.

  • Balance: The current outstanding balance reported for the account.

  • Payment Terms: The agreed-upon repayment period for the account, such as 36 months for an auto loan or 360 months for a mortgage.

  • Status: The current condition of the account as reported by the creditor.

  • Last Activity: The most recent date an update or activity was reported on the account.

  • Account Type: The repayment structure of the account, such as Installment, Open, or Revolving.

  • Category: Identifies the type of credit obligation, such as Mortgage, Auto Loan, Student Loan, or Credit Card.

  • Data Source: Identifies the credit bureau reporting the information and includes a Decode reference used to locate creditor contact information.

  • Remarks: Provides additional details reported by the credit bureau, including account events, status information, and important dates such as Closed Date, Last Activity Date, Last Payment Date, or Transferred Date.

Note: It's good to know that historical payment history information is displayed only for derogatory tradelines and retains historical payment data through the oldest reported derogatory year. Not all accounts contain a full 84 months (7 years) of payment history. See the Days Late and Payment History section of this article for additional details.

Fraud Verification Information

The Fraud Verification Information section displays fraud screening messages returned by the credit bureaus and fraud detection services. Use this section to identify potential fraud alerts and review any additional verification messages associated with the applicant's credit file.

Key fields:

  1. Product

    Identifies the fraud screening product or monitoring service that generated the message.

  2. Fraud Message

    Displays the fraud-related message or result returned for the applicant.

  3. Data Source

    Identifies which credit bureau provided the fraud message.

Tip: Review fraud messages carefully. Results such as Available and Clear generally indicate no fraud concerns were identified, while other messages may require additional identity verification or review.

Decode Directory

The Decode Directory section provides contact information for creditors and organizations referenced throughout the credit report. Use this section when you need additional information about a creditor, verify account details, or contact a creditor directly.

Key fields:

  1. Creditor

    Identifies the creditor, lender, court, or organization associated with the account or record.

  2. Contact Method

    Displays the creditor's phone number or preferred contact method.

  3. Address

    Displays the creditor's mailing address.

  4. Data Source

    Displays the Decode number associated with the creditor entry.

Tip: The blue Decode links displayed throughout the report correspond to entries in the Decode Directory, allowing you to quickly locate creditor contact information for a tradeline, public record, inquiry, or other reported item.

Data Source Contacts

The Data Source Contacts section provides contact information for the credit bureaus that supplied data for the report.


Glossary

ECOA Codes

ECOA codes identify an applicant's relationship to a tradeline and indicate their level of responsibility for the debt.

Code

Description

A: Authorized User

Permitted to use the account but not liable for the debt.

B: Co-Signer

Guarantees the debt and assumes responsibility if the primary borrower defaults.

C: Co-Maker

Equally responsible for repaying the debt with the Maker.

I: Individual

One individual is responsible for the debt.

J: Joint

Two individuals share responsibility for the debt.

M: Maker

Financially responsible for the debt, which may be guaranteed by a Co-Maker.

S: Shared

Participates in a shared account; contractual liability cannot be determined.

T: Terminated

No longer associated with the account.

U: Undesignated

Account relationship was not designated by the creditor.

X: Deceased

Reported as a deceased individual.

Days Late and Payment History

Displays the account's delinquency history and year-by-year payment performance.

  1. Days Late
    Summarizes the number of reported 30-day, 60-day, and 90+ day delinquencies for the account.

  2. Payment History

    Provides a year-by-year view of the account's payment performance and highlights when delinquent or derogatory activity occurred.

  3. Historical Payment Pattern

    Provides a month-by-month view of the payment status reported by the data source.

    • ✓:  Current payment history reported

    • 30:  30–59 days past due

    • 60:  60–89 days past due

    • 90:  90–119 days past due

    • 120:  120–149 days past due

    • 150+:  150 or more days past due

    • BK:  Bankruptcy

    • REPO:  Repossession

    • FCL:  Foreclosure

    • COLL:  Collection

    • P&L:  Charge-Off (Profit & Loss)

    • – DASH :  Unrated or unknown payment status
