How to Place a UAD 3.6 Order Form on Mercury Network®

Overview

As the industry transitions away from appraisal form numbers, the scope of work is now defined by several property characteristics. To support this, Mercury Network® has updated the data points captured during order creation. By following these steps, you can accurately place a UAD 3.6 order and link multiple valuation products to a single loan.

How to Place a UAD 3.6 Order

  1. Select the New Order menu on the Order Management page.

Note: Selecting Legacy Form will display the existing form for legacy appraisal orders.

  2. Click Appraisal URAR to place a UAD 3.6 Order.

  3. If applicable select the client from the Client Group dropdown.

  4. Select the Order Type to define if you are ordering an Appraisal URAR, Restricted Appraisal Update, or Completion Report.

  5. Complete the Property information section. Fields marked with a red asterisk are required.

    1. Enter the Address, City, State, and Zip Code.

    2. Choose the Property Usage (similar to Occupancy Type on legacy order form).

    3. Select the Property Type, Prop Attachment, Project Legal Structure and Construction Method.

    4. Enter the Living Unit Excluding ADU and ADU Count.

    5. If applicable, select the PUD, Land Owned in Common, and Characteristic checkboxes.

  6. Complete the Assignment Information section. Fields marked with a red asterisk are required.

    1. Enter the Due Date.

    2. Select a Property Valuation Method, which determines the specific URAR product (e.g., Traditional Appraisal or Desktop Appraisal).

    3. Choose the Mortgage Type (similar to Loan Type on legacy order form) and Valuation Assignment Type.

    4. If applicable, select the Rent Schedule checkbox.

    5. Enter the Loan # or Lender Case #.

    6. Enter a Parent Tracking Number if you are linking this to a previous VMP Client order.

      Note: Creating a Supplemental Order

Mercury Network® supports linking multiple valuation products to a single loan. When creating a subsequent order for the same loan, enter the parent tracking number (Mercury Tracking #) from the initial VMP Client order.

  7. Complete Lender information section, with Lender name and Address information.

  8. Complete Broker information section, with Broker  name and Contact information.

  9. Enter the Contact and Access Information for the order.

    1. Enter the contact names, select the preferred contact methods using the dropdown menus, and enter the contact information in the appropriate fields.

    2. Enter Additional Notification Recipients. If you want to send notifications to anyone not included in Mercury notification settings, enter their email address here. Separate multiple recipients using a semicolon.

Note: If your client or lender has configured their order form to require certain information for the property contacts, the required fields are marked with a red asterisk and must be filled out before placing the order. Additionally, the contact method dropdown menus for required fields are grayed out and cannot be changed when the client sets them as required fields.

  10. Enter any Additional Comments or Instructions to Vendor. Include any specific requirements or details for the vendor not mentioned elsewhere in this section.

  11. Click Next to confirm the order and review the Payment Information.

  12. In the Payment Information section, set the Order Fee (if permitted) and select the Payment Method.

  13. Review your selections and click Next to complete the order.

  14. In the Attach Document window, upload any documents, if necessary, or click Finished.

  15. Click OK, your order has been placed.
