How to Create a New UAD 3.6 Order on Mercury Network®

Prev Next

Overview

As the industry transitions away from appraisal form numbers, the scope of work is now defined by specific property characteristics. This document guides you through the updated data points and steps required to create a residential appraisal order using the UAD 3.6 standard. By following this process, you can link multiple valuation products to the same loan and ensure all required property characteristics are captured accurately.

How to Create a New UAD 3.6 Order

  1. Select the New menu on the Order Management page.

  2. Click Residential Appraisal to start a UAD 3.6 Order.

Note: Selecting Residential Appraisal - Legacy Forms will display the existing form used for legacy appraisal orders. Related article: How to Create a New Order (Legacy)

    5. To link this to a previous order, enter the Loan # and the Parent Tracking Number.

    6. Enter the Vendor due date.

    7. If you want to limit the vendors that can receive this order to specific order groups in your Fee Panel, select Edit order groups, and set vendor eligibility.

    8. To assign an order immediately, select an employee from the Assigned to Employee dropdown.

Tip: Creating a Supplemental Order or Relinking an Order

When you create a second order for the same loan, enter the Mercury Tracking # of the first Mercury Secure order placed to link them together.

  5. In the Contact and access information section, enter the contact details, select a preferred contact method, and choose an Appt. contact.

  6. Enter email addresses (separated by semicolons) in the Additional Notification Recipients field and select whether to attach completed reports to Completion or Pending Quality Review notifications.

Note: The following recipients will receive all notifications regarding the order, including: Inspection scheduled, Inspection complete, Document uploaded, New Messages, Delayed, Resumed, Order changed, Order assigned to client, Cancel revision request, Complete, Canceled, Appraisal submission accepted, Appraisal submission not successful.

  7. Click Next to proceed to the Vendor selection - appraiser page.

  8. On the Vendor select - appraiser page, select the ISS ranked tab to view vendors from the Mercury Network directory who meet your specific selection criteria.

    1. Select the appropriate Vendor and click Next.

  9. In the Expiration date and time section, enter the Expiration date, Expiration time, and Time Zone.

  10. In the Payment Information section, set the Vendor Fee by selecting a Source or entering a custom amount. Then, select the Payment Method.

  11. Review your selections and click Next to complete the order.

Note: Once an order is placed, vendors have 24 business hours (excluding weekends and holidays) to accept an order. Until accepted, you can track the order using the Awaiting Acceptance or All Open Orders filters in the left sidebar of Mercury order manager.

If an order is not accepted within 24 hours:

  • Expiration: If the vendor fails to acknowledge or declines the order, Mercury will automatically reassign it or flag it for manual reassignment based on your Vendor Selection Settings.

  • Conditional Declines: If a vendor requests a different fee or due date, the status will change to Conditionally Declined. You can then review, accept, or negotiate the proposed changes.

How to Duplicate UAD 3.6 Orders

Can I duplicate a UAD 3.6 order?

No. Order duplication is not available for UAD 3.6 orders. For UAD 3.6 orders, this need will instead be addressed through planned order reassignment functionality, allowing an order to be assigned to another vendor without being recreated. This feature is coming soon.

Outcome

After completing these steps, you will have successfully placed a UAD 3.6 residential appraisal order. The order will be assigned based on the specific property characteristics provided, and you will be able to track it within the Order Management dashboard.
