  • Assessor's Parcel Number (APN): A unique number assigned to a specific parcel of land by the local county tax assessor for identification and taxation purposes.

  • Cotality’s Integrated Property ID (CLIP®): A persistent, unique identifier that maintains data integrity and connects internal, third-party, and historical property data even when APNs change or retire.

  • Residential: This category of land use codes is comprised of parcels built specifically for residential

    purposes. Ex: Apartment, Townhouse, Single Family Residence, Multifamily Residence.

  • Commercial: This category of land use codes is comprised of parcels built specifically for commercial use. Ex: Fast Food Franchise, Office Building, Hotel, Department Store.

  • Government: This category of land use codes is comprised of parcels used for government-related

    purposes. Ex: State Property, Police, USPS, School

  • High Proximity Risk: A classification indicating that a parcel is located extremely close to or intersects one or more high-impact geographical or infrastructural features (such as transmission lines, roadways, railways, protected lands, or wetlands), which may affect valuation, insurance, or land-use planning.

  • Agricultural: This category of land use codes is comprised of those parcels designated primarily for

    farming and related agricultural activities. Ex: Greenhouse, Ranch, Farm

  • Vacant: This category of land use codes is comprised of those parcels that are undeveloped or without

    any permanent structures. Ex: Vacant Land, Multi-Family Acreage, Residential Lot.

  • Parcel Ownership: Refers to parcels that have been sold within a particular time range. The time ranges are categorized into three groups: Less than 5 Years, 5 to 10 Years, and Greater than 10 Years
