How to Review Critical Rules and Revision Requests on Mercury Network®

Prev Next

Overview

Mercury Network® runs automated rules when a UAD 3.6 appraisal is uploaded to identify file, completeness, compliance, and risk issues before manual review. Understanding these rule types helps you resolve technical errors, UAD guideline conflicts, and severe review findings through automated revision requests.

How to deliver a UAD 3.6 appraisal file

The only acceptable file format for a UAD 3.6 appraisal is a .zip file. PDF and MISMO XML files are not accepted. Service providers cannot upload a ZIP file to a legacy form order or upload a format other than ZIP as the appraisal report for a UAD 3.6 order.

Note: When a vendor uploads an appraisal report, Mercury Network temporarily locks the order to prevent another file from being uploaded at the same time. The Attach Documents and Complete buttons remain disabled until the ZIP file upload is complete.

How automated appraisal rules work

Mercury Network® has implemented new automated rules that run when an appraisal is uploaded, the system performs several checks to ensure the file is technically sound and compliant.

The system runs several different types of rules:

Rules

Description

Basic Virus and File Validation

This is a basic virus scan and formatting check. If this fails, a Document Failed status is returned, and the vendor is asked to reupload the file.

UAD Rules for zip File

These confirm the zip file meets UAD guidelines for successful upload to the Uniform Collateral Data Portal (UCDP). If a rule fails, the order will move to a Revision - Correction Needed status, and the vendor will receive a revision request to correct the issue.

Review Rules for Compliance and Risk Factors (customer per lender)

If a review rule classified as Severe fires upon appraisal upload, the order will move to a Revision - Correction Needed status, and the vendor will receive a revision request to correct the issue.

How to access revision requests

Revision requests are now more clearly formatted and easier to review. You can access revision requests in the following locations:

  • Click Revision Requested orders from the left navigation bar.

  • Click on the order to see the Order History Log

  • Click on the Order Documents for a PDF detailing the revision request.

Outcome

After an automated rule is triggered, Mercury Network® applies the appropriate status and directs the vendor to the required next step. File or virus failures return a Document Failed status and require another upload. UAD validation failures and severe compliance or risk findings move the order to Revision - Correction Needed and generate a revision request. Reviewing the order history and revision-request PDF helps the vendor identify and correct the issue.
