Overview
The Portfolio Summary Dashboard integrates information from the Property Ownership, Special Lien, and Voluntary Lien dashboards into a single view, enabling you to assess multiple portfolios or just one portfolio.
Reviewing the Portfolio Summary Dashboard
State Distribution: A heat map showing the geographic distribution of your properties by state. Darker shades indicate a higher concentration of properties.
Ownership Match: Compares your borrower information against public ownership records and categorizes the results:
Current Owner is Client Borrower: Your data matches the current owner on record.
Current Owner Associated with Client Borrower: The current owner is linked to your borrower but is not an exact match.
Current Owner not Client Borrower: Your borrower was found, but is no longer the current owner.
Client Borrower Not Found: Your borrower is not found in the property’s recordation data.
Records Returned: Identifies the percentage of records returned on your portfolio.
Owner Occupied: Identifies properties likely to be used as the borrower's primary residence. This helps servicers vet compliance with owner-occupancy clauses in mortgage agreements.
Data and Property Conditions: Identifies the data and property conditions of your total property count.
Foreclosure Auction: Shows properties with a foreclosure auction date set at any time, grouped by year.
Foreclosure Notice: Shows properties with a foreclosure notice, grouped by year.
Property Foreclosure: Displays the most recent foreclosure stage for properties in the process, grouped by the year of the last known action.
Ownership Start: Identifies the ownership start dates for total assets/properties according to the deed recording date, matching the borrower-provided date.
Ownership End: Identifies assets/properties for which recording data suggests the matched borrower’s ownership has ended. The view separates the end of ownership as a result of a foreclosure or non-foreclosure recording.
Origination Vintage: CURRENTLY WORKING ON. WILL LET YOU KNOW LATER.
Sr Lien Servicer: Identifies the senior lien servicer.
Lien Position and Confidence Score: Estimates the lien position (e.g., 1st, 2nd) and provides a confidence score for that estimate based on available data. Note: Based on data availability, a confidence rating reflects the assessed lien position. More data leads to a higher rating, while less data results in a lower rating.
Valuation: Provides valuation bands for all successfully loaded assets/properties.
Equity: Calculated equity values using CoreLogic Automated Valuation Models (AVMs).
Liens: A breakdown of properties by the type of special lien identified (e.g., tax, mechanic's, HOA).
HOA Liens: A graph showing the recording dates for all identified HOA liens.
Property Tax and Municipal Liens: A graph providing a breakdown of identified tax liens and municipal liens by their recording date.
Portfolio List: Total count of your portfolio, by portfolio name.
