Overview
Create, configure, and manage credit order templates to standardize the credit ordering experience, streamline workflows, and control access based on user personas. Templates help ensure consistent defaults, permissions, and data integrity across your organization.
Create, configure, and manage templates
Follow these steps to create, configure, and manage order templates on Encompass® Desktop.
Create a new template
Sign in to Encompass® Desktop using your credentials.
From your Pipeline, select any loan from the list.
In the left navigation bar, select Services, then choose Order Credit Report from the menu.
On the Credit Report popup, select Cotality Credco.
Click Submit.
From the left navigation menu, click Settings.
Select the Order Templates tab.
Click Create New Template.
Enter a Template Name.
Optionally, enter a Template Description.
Select the appropriate persona from the Assign to Encompass Persona dropdown menu.
Notes: This dropdown menu displays the personas configured in your Encompass environment. If a persona is missing, review your organization's Encompass configuration.
You must select a single persona.
Only one persona may be assigned to an order template. Select the persona that best fits the template. If multiple personas could apply and result in provisioning conflicts, create and assign a dedicated credit-specific persona in Encompass. Example: If users belong to both a Loan Officer persona and an Underwriter persona, create a separate persona in Encompass and assign to this template.
Only one template can be assigned to a persona.
New users assigned to the selected persona are automatically assigned to the specified template.
Optionally, to designate the template as the default template for the selected persona, select the Use as New User Default checkbox.
Note: The default template serves as the fallback template for users whose assigned persona does not have a designated template.
Configure your template using the expandable configuration accordions to the left of the Order Page Preview.
Tip: Use the Order Page Preview section to review your configuration changes in real time and see how they will appear on the order form for the persona associated with the template.
Once you finish you configuration selections, click Save & Publish.

General Settings
Account Credentials
Show/Hide
Click Show/Hide to determine whether account credentials are required on the order form. When enabled, you can allow users to enter their own personal credentials or select from assigned accounts.Allow users to enter personal credentials
When enabled, users will see an account number and password field on the order page.Allow credential selection from assigned accounts
When enabled, users can select from a list of accounts assigned to the template.+ Assign Accounts
Click + Assign Accounts to add the account numbers and passwords that users assigned to the template can select from the Account dropdown when Allow credential selection from assigned accounts is enabled. This allows users to order without manually entering credentials.Tip: Consider the following when assigning accounts to a template:
You can assign one or more accounts to a single template.
Create an account nickname to control how the account appears to users. Use a descriptive name that reflects the account's purpose, such as a specific branch, region, or credential group.
You can add accounts to a template individually by clicking the Add Another Account link, or use the Bulk Import (CSV) button to upload multiple accounts at once.
Default Product
Use this dropdown to select the product that is displayed by default when a user initiates a new order. The selected product is automatically shown when the order page loads, but users can choose a different product from the dropdown if needed.
Products
Use the Products configuration accordion to manage which credit products are visible to users and configure default bureau selections and workflow options for each product.
Show/Hide: Toggle a product on or off to control whether it is available for users to select when placing an order.
Default Bureaus: Select the bureaus that are automatically chosen when the product is ordered.
User Override: Select the Locked checkbox to prevent users from changing the default bureau selections or workflow options configured for the product.
Auto - Import Liabilities: Automatically import liabilities from the credit report into the Encompass loan file when the product is ordered.
Exclude Zero Balance: Exclude liabilities with a zero balance from being imported into the Encompass loan file.
Request Type
Use the Request Type configuration accordion define the request types users can submit on the order form screen.
New Request: Allows users to create and submit a new credit report order.
Retrieve Existing: Allows users to retrieve or reissue a copy of an existing credit report. Example: Restrict loan processors to the Retrieve Existing option to prevent unnecessary credit report pulls.
Force New Credit: Allows users to bypass duplicate report detection (dedupe logic) and submit a new credit report order, overriding an existing credit report already associated with the loan.
Visibility Scope
Use the Visibility Scope configuration accordion to control how much credit data users can access within your organization.
Standard Mode: Allows users to view credit orders associated with the accounts and persona assigned to them.
Global View: Allows users to view all credit activity across the organization, regardless of account or persona assignment.
Note: Global View is typically used for IT and Administrator roles.
Supplement Access
Use the Supplement Access configuration accordion to control whether users can order credit supplements when placing a credit report order.
Allowed: Permits users to order a credit supplement with a credit report.
Not Allowed: Prevents users from ordering credit supplements. Example: Restrict Sales personas from ordering supplements or costly services.
Address Permissions
Use the Address Permissions configuration accordion to control whether users can add or edit borrower addresses on the order page. When a toggle is set to Allowed, users can update address information directly within the credit report order page. When a toggle is set to Not Allowed, users must update the address information in the Encompass loan file and then relaunch Credco EPC.
Manually Add Addresses: Use this toggle to control whether users can add new borrower address entries on the order page.
Edit / Override Addresses: Use this toggle to control whether users can modify existing borrower address information on the order page.
Report Language
Use the Report Language configuration accordion to define the default language used for credit reports and control whether users can change the language selection when placing an order.
English: Select this checkbox to make English the default report language.
Spanish: Select this checkbox to make Spanish the default report language.
Locked: Use the Locked checkbox in the User Override? column to prevent users from changing the default report language selected for the template. If Locked is not selected, users can choose a different report language when placing an order.
Edit an existing template
From the left navigation menu, click Settings.
Click the Template Name hyperlink.
Tip: You can also click the vertical ellipses (⋮) next to the template and select Edit Template to access the Edit Order Template screen.
Make the necessary updates to the template on the Edit Order Template screen.
Click Save & Publish to save your changes.

Enforcing Cost Controls
Use and assign templates to help control costs by limiting access to products, services, and actions based on user roles and business requirements.

Use and assign templates to standardize the user experience and ensure:

Applicant address changes are managed at the Encompass loan-source level by disabling address editing.
Supporting Organizational Structure
Use templates to support your organizational structure by:
Assigning different templates to Loan Officers, Processors, Underwriters, and IT Administrators.
Enabling global visibility to support operational oversight only.
Best Practices
Use separate templates for each persona (for example, Loan Officer, Processor, and Underwriter)
Lock critical fields (for example, bureau selections and workflow options).
Restrict costly actions or products to authorized roles (for example, Credit Supplements).
Review the Activity Log periodically.
Use manual overrides sparingly.
Create and assign a dedicated Credit Persona for users who perform multiple roles (for example, processing and underwriting loans) to ensure consistent access to the appropriate credit template, products, and permissions.
Follow these steps to create, configure, and manage order templates on Encompass® Web.
Create a new template
Sign in to Encompass® Web using your credentials.
From your Pipeline, select any loan from the list.
In the left navigation bar, select Services, then choose All Services from the menu.
On the All Services page, click Order Service.
In the Order Service pop-up, select Credit under Categories, then choose Cotality Credco from the Providers list.
Click Next.
From the left navigation menu, click Settings.
Select the Order Templates tab.
Click Create New Template.
Enter a Template Name.
Optionally, enter a Template Description.
Select the appropriate persona from the Assign to Encompass Persona dropdown menu.
Notes: This dropdown menu displays the personas configured in your Encompass environment. If a persona is missing, review your organization's Encompass configuration.
You must select a single persona.

Once you finish you configuration selections, click Save & Publish.
