What is AVM Composer™?
AVM Composer™ helps mortgage lenders, real estate agents, and insurance professionals better understand property valuation. This tool provides a transformative, scenario-driven approach to property valuation. Unlike traditional Automated Valuation Models (AVMs) that provide static outputs, this solution lets you adjust key property characteristics—such as adding a bedroom, installing solar panels, or adding a swimming pool—and instantly view the impact on property value.
Because the underlying data is THVx, what use case is relevant for this model?
Because you cannot use this model for decision-making or loan origination purposes, the relevant use case is marketing.
How large is the estimated demand for AVM Composer™?
While AVM Composer™ is new, clients show strong interest in having the flexibility to configure property characteristics. Cotality® takes a strictly Business-to-Business (B2B) approach, which differs from Business-to-Consumer (B2C) market leaders. This approach lets you understand how renovations or additions influence property values.
What are the states where AVM Composer™ is available?
For Phase One, the selected states are Arizona, California, and Florida. If you enter an address outside these three states, you will not receive a valuation for the subject property.
What challenges does AVM Composer™ solve?
You can instantly generate accurate, revised property valuations for your clients. By entering a property address and modeling characteristic changes—such as adding a bedroom or a pool—you eliminate manual guesswork and immediately determine the revised home value.
Where does the data come from for AVM Composer™?
The baseline valuation is based on THVx model outputs. Enriched property attributes provide a property-level baseline valuation (thvx_value) and a comprehensive set of enriched structural, locational, condition, and quality attributes.
What property types are included in this model?
The current scope of properties is Single Family Residences (SFR). In future phases, Cotality® plans to add more property types such as condos, townhomes, and duplexes.
What characteristics can you use to make changes to a property?
The current list of characteristics includes:

Bathroom
Pool
Solar Panel
Is square footage considered when adding a bedroom or bathroom?
The system assumes the average square footage for the static list of characteristics. For example, adding a bedroom assumes an average of 1,000 square feet. This square footage is not displayed and is not added to the total living square footage of the home in Phase One.
Will there be future enhancements to AVM Composer™?
Yes. Future enhancements will consist of additional characteristics, property condition modeling, image extractions, and other features based on Phase One performance metrics.
Are there compliance or legal restrictions to consider?
Yes. This solution acts exclusively as an indicator for renovation value impacts. You must not use it for underwriting, loan origination, or any binding decision-making processes.
