It also explains how fees are defined and maintained across client, management, appraiser, and rush-fee categories, including how the fee search process applies fees by location (Default, State, County, or Zipcode). --- ### Managing Jobtypes #### Adding jobtypes to an existing Jobtype List An admin user has the option to add jobtypes saved in the platform to an existing Jobtype List from the **Jobtype Lists** page. To add jobtypes, select the relevant Jobtype List from the **Select Job List** box and then select the **Add Jobtype to List** button. When the **Add Job Type to List** dialog box opens, choose any jobtypes to be added by clicking on the check boxes corresponding to the jobtypes and select the **Save** button to add them to the Jobtype List. #### Changing the name of a Jobtype List An admin user has the option to change the name of an existing **Jobtype List** from the Jobtype Lists page. To change the name of a Jobtype List, first select the Jobtype List to be modified from the **Select Job List** drop-down list, and then select the Edit Job List button. When the **Edit Job Type List Name** dialog box appears, enter the desired new Jobtype List name in the **New Job List Name** field and select the **Submit** button. #### Deleting a Jobtype List An admin user can delete a **Jobtype List** from the Jobtype Lists page. The user will click the **Select Job List** box, select the Jobtype List to be deleted, and then click Delete Job List. #### Updating settings for multiple jobtypes on a Jobtype List simultaneously 1. To update settings for multiple jobtypes from the **Jobtype Lists** page, click the **Select Job List box** and select a Jobtype List. 2. Click **Mass Update Jobtype,** and the **Jobtype Mass Update** dialog box will open. 3. First, select the check boxes beside each of the jobtypes to be updated, or select the check box in the **Job Types** header to select all jobtypes at once. 4. Next, select the check boxes under the **States** column beside each state to which the updates will be applied, or select the check box in the **States** header to select all states at once. 5. Finally, enter any fees that need to be updated into the Client Fee, Management Fee, Appraiser Fee, Client Rush Fee, or Appraiser Rush Fee fields under the Fees header. 6. If a management fee update will be used instead of a client fee, select the **Management Fee** check box adjacent to the **Management Fee** text box (See the Management fee entry under the Fee columns and associated fee types explained section for more details on management fees). 7. If an Appraiser fee has been updated, select the **Appraiser Fee** check box adjacent to the **Appraiser Fee** text box if you want the fee entered here to apply automatically. If there are cases where an appraiser will input their fee and their fee will be used instead, leave this check box empty. (See App. fee under the Fee columns and associated fee types explained section for more details on appraiser fees.) > [!NOTE] > **Note**: Additional, circumstantial fees are available to be added to Client and/or Appraiser fees by selecting the **Clipboard** icon adjacent to the Client and Appraiser Fee fields. #### Editing fees for specific jobtypes on a Jobtype List To edit any fee associated with a jobtype on a Jobtype List, an admin user will click the **Edit** icon associated with that jobtype from the **Edit** column. This action will allow the user to edit fees from any category associated with the jobtype. The user will click Save to save changes and return to the Jobtype List. #### Deleting specific jobtypes from a Jobtype List To delete any jobtype from a Jobtype List, an admin user will click the Delete icon associated with that jobtype from the **Delete** column. --- ### Fee columns and associated fee types explained Fees that can be applied to the jobtypes in the Jobtype Lists fall into five general categories: client fees, management fees, appraiser fees, client rush fees and appraiser rush fees. These categories correspond to column headers on the **Jobtype Lists** page. An AMC admin user will have options to control how these fees aggregate to make up the final fee that a client sees and will act on. #### Client Fee The **Client Fee** column is where an admin user can see the client fees that are set for each jobtype on any given Jobtype List and can edit these fees. To edit the client fee associated with any given jobtype, click the Edit icon in the **Edit** field associated with that jobtype and then select the **Save** button. > [!NOTE] > **Note**: Fees for the same jobtype (aka valuation product) can differ from one Jobtype List to the next. These fees are controlled entirely by the AMC admin user. #### Management Fee The **Management Fee** column is where an admin user can set management fees for any jobtype on a Jobtype List. In order to utilize the management fee option, the management fee field must have a value entered into it, and the check box within the field must be checked. An admin user will select this check box when they wish to replace the client fee for a specific jobtype on a Jobtype List with a value that’s equal to the management fee plus the appraiser fee (see App. Fee details below). In other words, when this check box is checked and a fee is entered for the **Management Fee** field, this fee value will be added to the value entered in the **App. Fee** field associated with the same jobtype, and the value that results will replace the client fee value for that jobtype when Appraisal Scope calculates the total fee that’s displayed to the ordering client. #### App. Fee The **App. Fee** column is where the appraiser fee value will be set for any given jobtype on a Jobtype List. The check box within the App. Fee field allows the admin user to control whether the AMC sets the appraiser fee for a valuation product, or whether the fee a vendor user has set on their profile will apply. When the check box in this field is selected, Appraisal Scope will apply the fee that an admin user has set when the client fee is aggregated; when the check box is clear, Appraiser Scope will apply the fee that a vendor user has set on their profile to the total appraiser fee. #### Client Rush Fee The Client Rush Fee field is where an admin user has the option to input a fee for an order where a faster than customary turnaround is requested. Fees entered here will apply to the aggregated client fee. #### App. Rush fee The **App. Rush Fee** field displays fees that a vendor user will require be applied to an order where a faster than customary turnaround is requested. The option to display the rush fee is managed in the client company profile, accessible from the **Users** tab (see Chapter 5.). Fees entered here will apply to the total fee owed to the appraiser. --- ### Setting product fees on a fee schedule Admin users have the option to set or change fees for each individual valuation product on a fee schedule from the **Jobtype Lists** page. These users will have the option to set individual fees by geographic location, and to have the location dictate how their platform-version chooses the fees it will aggregate into a total, or they can instead set fees that will aggregate without any consideration of geographic factors (see the Overview of Fee Search process section for more information on how Appraisal Scope uses fee settings to aggregate fees). To set fees to aggregate without considering geographic factors, see the following procedures. To set fees to aggregate based on geographic location, please read on to the *Overview of Fee Search process section.* #### Setting Product Fees on a Fee Schedule 1. To set or change product fees on a fee schedule that will aggregate without considering geographic factors, click **Jobtype Lists** from the right-hand side of the **Manage Jobtypes** page. 2. When the **Jobtype Lists** page opens, click the **Select Job List** box and click the name of the fee schedule you want to open. 3. Next, in the **Edit** column click the **Pencil and Notepad** icon associated with the valuation product you want to set fees for and choose which fees to set from among the five fee columns. 4. Enter fee values into the text boxes associated with those fees. 5. In the Location column, click **Default**, and then click **Save**. #### Overview of Fee Search Process Appraisal Scope offers a four-level system for identifying the fees that will be assigned to any individual valuation product. The categories that make up these levels correspond to the options in the **Location** list: **Default, State, County**, and **Zipcode** (Please see Note regarding County and Zipcode fees). Zipcode. This is the first level in the fee search process. If **Zipcode** is chosen when the fees are set up, Appraisal Scope will begin searching for fees at this first level when an order is placed. The platform will search for fees that have been entered for the zip-code associated with a property. If Appraisal Scope finds values here, it will use these values when it calculates the total fee to be paid by the client for the associated work. If it doesn’t find values at the Zipcode level, it will automatically move up one level to **County**. *County*. This is the second level of the fee search process. Appraisal Scope searches for fees at the County level in the same way it does for **Zipcode**. If the platform finds that a value has been entered for the county associated with a property, it will use this value when it calculates the total fee to be paid by the client. If it doesn’t find values at the **County** level, it will move one level up to **State**. *State*. This is the third level of the fee search process. Appraisal Scope makes the same search at the State level, and if it finds no values set for the state in which the property is located, it will fall back to the Default fees that were set when the fee schedule was created. *Default*. This is the fourth level in the fee search process. If **Default** is chosen, Appraisal Scope will automatically use the fees that were set when the fee schedule was created to calculate the final fees. Users control how Appraisal Scope will calculate client fees, then, by choosing from the options in the Location list. When an admin user selects Zipcode, County, State, or Default, the user is giving the platform instructions to begin this fee search process at either the Zipcode, County, State, or Default level. > [!NOTE] > **Note**: Many AMCs primarily utilize the Default and State fees for fee assignment. County and Zipcode fees should be used with discretion because they commonly require ongoing maintenance and attention. #### Setting Fees on Valuation Products by State 1. From the **Jobtype Lists** page, click the **Select Job List** box and select a Jobtype List. 2. When the Jobtype List opens, choose the jobtype to be modified and click the drop-down menu associated with it in the Location column. 3. Click **State** from the menu options, click **OK** in the confirmation dialog box, and then click **Set Fees by Location** in the **Action** column. 4. The **Set Job Fees by Location** page will open. 5. Find the state or territory to which the fee settings will pertain, and click the **Edit** icon in the associated **Edit** field. 6. Modify the applicable fee values in the **Edit State Fee** dialog box for that state or territory, and click **Save** and then **Close** if you want to return to the **Jobtype Lists** page. #### Setting Fees Valuation Products by County or Zipcode #### 1. From the **Jobtype Lists** page, click the **Select Job List** box and select a Jobtype List. 2. When finished modifying the fields, click **Close** to return to the **Set Job Fees by Location** page, and then click **Close** link to return to the **Jobtype Lists** page. The user may note that fields under the **Client** and **Appraiser fee** columns of this dialog box display clipboard icons. When selected, these icons will open the Client Zip Additional Fee dialog box. This dialog box allows additional fees to be assessed by loan type, property characteristics, and/or intended use of the appraisal. These fees will be associated with the zip code to which they’re attached, and they will apply to the **Client Fee** and **Appraiser Fee** categories of a Jobtype List when an order falls within that zip code. Also note that check boxes are present in the **Management Fee** and **Appraiser Fee** columns—both at the top of the column, controlling whether or not fees in this column are attached to every zip code on the list, and within each individual field under these headings, controlling whether a fee should be applied by individual zip code when circumstances warrant. --- ## Outcome Upon completion of the procedures in this article, administrators will be able to maintain Jobtype Lists and associated fee schedules, including adding jobtypes, updating fees, and applying changes across multiple jobtypes when needed. Administrators will also understand how location-based fee settings are evaluated so that the appropriate fees are applied consistently when orders are placed. --- ##
