Overview

Use DataCourier to view, download, and review delivered appraisal reports, even without a Mercury Network® account. From Property Details, you can access report data, MISMO XML and PDF files, comparable sales maps, delivery information, UCDP submission details, and the appraisal audit trail. A free Mercury Network account provides access to additional appraisal ordering and management tools.

What you can do with or without a Mercury Network® account

There are several things that anyone can do with appraisals they've received via DataCourier, while other DataCourier features require a free Mercury Network account.

Note: If you'd like to start a free Mercury Network account, click here. Use the email address where you received the DataCourier appraisal so you can access appraisals delivered to that address within the last 90 days. An account also provides advanced tools for ordering and managing appraisals, BPOs, inspections, and other valuation products.

To use the available DataCourier tools, open Property Details. Select the DataCourier icon on the top toolbar, and then double-click a DataCourier file in the list.

How to view appraisal property details

In Property Details, the most important data from the report is displayed for you, along with a bing™ map where you can choose to display a road map or aerial map. You'll also see the appraiser's e-mail address, along with the time and date it was uploaded to DataCourier, and the e-mail address to which it was delivered.

How to download appraisal report files

In the Docs section, you can download the MISMO XML and/or PDF files of the report. This is useful if need to store the file or save a separate PDF for easy viewing.

  1. Click the PDF or MISMO XML button in the Docs section to download the associated file.

  2. Depending on your browser, you may need to select a location for the file, confirm a security prompt, or respond to other normal "download prompts." After the download finishes, the selected appraisal report files are saved to your computer.

How to view comparable sales on the map

The Comps section maps the report’s comparable sales and subject property. Use the map controls to review property locations and available details.

  1. Click and drag the map to move it.

  2. Click the Zoom in or Zoom out buttons to view a larger or smaller portion of the map.

  3. Choose between a road, aerial, or bird's eye view map.

  4. Click the subject property's pushpin on the map to see details and a street view (if available.)

How to view the appraisal history and audit trail

DataCourier appraisals maintain an audit trail from upload or delivery. The history can include:

  1. Date/time delivered/uploaded

  2. E-mail address of user who uploaded the file, or of the appraiser who delivered the report

  3. Date/time submitted to UCDP

  4. Doc file ID

  5. Submission status, and date/time status was reported by UCDP

  6. A link to view UCDP submission results

  7. Links to view the Submission Summary Report (SSR) from one or both GSEs

Outcome

After you open a DataCourier appraisal, you can review key property and delivery details, download MISMO XML or PDF report files, map the subject property and comparable sales, and review the complete appraisal history. These tools help you verify delivery, retain report files, monitor UCDP submission activity, and use the appraisal data effectively with or without a Mercury Network® account.
