Assignment
The Assignment tab lets you fine‑tune how and when a vendor can receive new orders. From this area, you can indicate whether the vendor is a staff member, hide fee options during assignment, set their priority level, and control their workload through capacity limits. The tab also includes a visual history of the vendor’s capacity and order volume, giving you clearer insight into how assignments are being managed over time.

Products
The Products tab lets you manage exactly which job types a vendor can be assigned. You can approve or exclude products, and decide whether the vendor is eligible for complex assignments. Products are organized into Residential Appraisal (3.6) and Legacy Forms tabs, making it easier to control product eligibility across both order types.
Residential Appraisal (UAD 3.6): Contains all products that use the updated UAD 3.6 format.
Legacy Forms: Contains all products that continue to use the earlier, legacy format.
Click the Products tab to see which products this vendor supports.
.png?sv=2026-02-06&spr=https&st=2026-11-06T00%3A18%3A47Z&se=2026-11-06T00%3A39%3A47Z&sr=c&sp=r&sig=CgUMviRVoD2HCEl040NWzrW7OmnWX%2BXzlANDK%2BOJCUI%3D)
By default, a vendor is approved for all products they support. However, you can prevent them from being assigned certain job types by clearing the checkbox in the Approved column.
Legacy forms only: If you have special fee arrangements worked out with the vendor, you can enter a custom fee in the Override fee column. This keeps you from having to manually change the fee when placing an order to this vendor. For 3.6 orders, all fees, including override fees, are managed in the fees module.
Click All or None to select or deselect all products.
Click Always pay the transaction fee for this vendor to make this setting the default for this vendor.
Check Eligible for complex orders if this vendor may be assigned orders which have been marked as Complex.
Coverage
The Coverage tab shows the geographic areas where a vendor can accept assignments. You can review and adjust coverage by state and county, or, for AMCs, by state only. This tab helps ensure that vendors are only considered for orders in the regions they actually serve, keeping your assignments accurate and compliant with local requirements.
To see what states and counties a vendor covers, click the Coverage tab.
Most vendors will show coverage by states and counties..png?sv=2026-02-06&spr=https&st=2026-11-06T00%3A18%3A47Z&se=2026-11-06T00%3A39%3A47Z&sr=c&sp=r&sig=CgUMviRVoD2HCEl040NWzrW7OmnWX%2BXzlANDK%2BOJCUI%3D)
Click All or None next to a state to select all or no counties in that state.
Click Save when you're finished.
An AMC provides coverage by state.
If the vendor is part of a hybrid AMC or one that provides coverage by state:
Click All or None to select/deselect all states.
Click Save when you're done.
Warning: If your user profile doesn't allow for management of the fee panel, you won't be able to make any changes, but you can still view the vendor's coverage.
Eligibility
The Eligibility tab, introduced with the UAD 3.6 update, lets you manage the specific services and order types a vendor is qualified to fulfill. It outlines the vendor’s confirmed capabilities across several criteria and ensures that assignments only go to vendors whose skills and approvals match the order requirements. This tab provides granular control over UAD 3.6 order assignment eligibility, and the vendor is only eligible for an assignment when the order’s scope of work fully match the eligibility criteria..png?sv=2026-02-06&spr=https&st=2026-11-06T00%3A18%3A47Z&se=2026-11-06T00%3A39%3A47Z&sr=c&sp=r&sig=CgUMviRVoD2HCEl040NWzrW7OmnWX%2BXzlANDK%2BOJCUI%3D)
To edit the Vendor Eligibility section, go to the Fee Panel overview screen by selecting Fee Panel on the navigation bar.
Double click on the vendor whose eligibility you want to edit to open the Profile window.
Click on the Eligibility tab.
There are six fields that describe various property or order characteristics — Construction Method Type, Mortgage Type, Property Usage Type, Valuation Assignment Type, Living Unit Excluded ADU Count, Miscellaneous. Under each field is a list of the possible options that could be populated in this order detail field.
Scroll down to the order detail you would like to edit.
Below each order detail field you will find a list with three columns:
Approved: Click the blue checkmark in this column if you want this vendor to be eligible for orders with this specific property/order characteristic. If you don’t want them to be eligible for future orders of this type, leave it blank.
Tip: Remember that vendors will only be eligible for orders with these specific property or order characteristics when they enable them in their profile, and they’re approved by you (i.e. when you see a blue checkmark on both the Approved and Selected columns).
Selected: These are the property/order characteristics that vendors have enabled in their profile for assignment.
Note: You are not able to edit these yourself; they can only be changed by the vendors
To completely remove the vendor from your Fee Panel, click on the Remove from fee panel button at the bottom left of the Eligibility window.
Once you’ve finished editing, click Save.
Statistics
The Statistics tab helps you review how a vendor is performing on your company’s orders. It gives quick access to acceptance rates, rework activity, and late report history, so you can evaluate reliability and identify areas that may need attention.

Use the dropdowns on the upper-right to filter by county and timeframe
Click an individual product name from the list at the bottom to filter the graph by that specific product. By default, All Products is selected.
Click the PDF and Excel links to export the stats currently being viewed for use outside of Mercury Network®.
Acceptance Statistics:
This section helps you understand how responsive a vendor is when receiving new orders. Higher responsiveness means you spend less time following up by phone or waiting for a vendor to acknowledge an assignment.
Color‑coded percentages make it easy to see a vendor’s performance at a glance.
Responsiveness rate: This metric shows how quick the vendor is to respond when receiving a new order from you.
Over 85% - Green: The vendor responds quickly and consistently.
60–84% - Yellow: The vendor is generally responsive but may have occasional delays.
Under 60% - Red: The vendor is frequently slow to respond and may require follow‑up.
Rework Rate: This metric shows how often the vendor’s work requires corrections or revisions.
0–30% – Green: Low rework; vendor delivers clean, accurate reports.
31–60% – Yellow: Moderate rework; some issues occur but are manageable.
Over 60% – Red: High rework; reports often require corrections or additional work.
Rework Statistics:
Click the dropdown menu near the chart and choose rework to see stats on how often your company requested a revision from the vendor.
The table counts revisions for each order only once. For example, if an order undergoes five separate revisions, it will still appear as a single entry in this view.
The graph displays how many reports fall into each revision range over time (such as 1 revision or 2–3 revisions) using color‑coded lines to distinguish each group.
Late Reports
Select Late Reports from the drop down to see how on time a particular vendor is.
The on-time rate is based on the due date saved in the order.
Reports are considered late when the due date is less than the date when the appraiser first marks a report as complete. Orders that are put on hold or delayed during the order cycle are excluded.
Often, the actual due date changes during the course of an assignment, but isn't necessarily updated in the order. To use this statistic reliably, make sure you update your orders when the due date changes.
Ratings
The Vendor Ratings tab provides a detailed look at how a vendor has performed over time based on measurable indicators and staff‑provided feedback. These ratings help you evaluate the vendor’s reliability, quality, and overall fit for future assignments. The tab also organizes ratings according to the priorities set in your Vendor Selection Settings, giving you a clearer picture of what matters most to your workflow.
Follow these steps to access and review a vendor’s compiled performance ratings:
.png?sv=2026-02-06&spr=https&st=2026-11-06T00%3A18%3A47Z&se=2026-11-06T00%3A39%3A47Z&sr=c&sp=r&sig=CgUMviRVoD2HCEl040NWzrW7OmnWX%2BXzlANDK%2BOJCUI%3D)
To edit the Vendor Ratings tab, go to the Fee Panel overview screen by selecting Fee Panel on the navigation bar.
Double click on the vendor whose eligibility you want to edit to open the Profile window.
Click on the Ratings tab to view the full list of compiled ratings for your vendor that have been calculated from their performance history.
The ratings selected in Vendor Selection Settings are grouped together and listed by their importance to you at the top. The bottom group of ratings are the ratings chosen not to be considered in Vendor Selection Settings:
Acceptance Percentage: Percentage of orders that have been accepted by the vendor.
Expiration Percentage: Percentage of orders that the vendor did not allow to expire.
Tip: Both the Acceptance Percentage and Expiration Percentage ratings do not apply to AMCs because they auto-accept your orders.
On Time Percentage: Percentage of orders that have been completed by the vendor on time.
Professionalism Rating: Rates the vendor's professionalism per assignment. This rating comes from your staff's experience with the vendor.
Proximity to Subject Rating: This is based on the vendor's location in relation to the subject property address.
Tip: This rating does not apply to AMCs because their coverage areas span entire states.
Quality Rating: This rates the quality of the vendor's work on a per-assignment basis. This comes from your staff's experience with the vendor.
Revision Turn Time: This rates the time it takes for the vendor to return a revised assignment.
Rework Percentage: The percentage of orders that require revisions.
Turn Time: This is the average number of days between order acceptance and completion.
Notes
The Notes tab provides a central place to record important information about a vendor and track activity related to their profile. It allows you to add custom comments, upload supporting documents, and view system‑generated entries that capture actions taken by both your team and the vendor. This helps you maintain a clear, accurate history of interactions and changes over time.
Many times when using Mercury Network®, you will want to keep custom notes with a vendor. This is accomplished in the Notes tab, and here are some examples of the notes you can create or will see when using the platform:
.png?sv=2026-02-06&spr=https&st=2026-11-06T00%3A18%3A47Z&se=2026-11-06T00%3A39%3A47Z&sr=c&sp=r&sig=CgUMviRVoD2HCEl040NWzrW7OmnWX%2BXzlANDK%2BOJCUI%3D)
As long as your user profile allows for Fee Panel Management, you may click Add Note to enter a time-stamped comment regarding the vendor or click Add Document to upload extra documents pertinent to the vendor.
In addition, activities such as reviewing vendor documents, sending messages to the vendor, setting capacity, and excluding/clearing a vendor to receive orders are also recorded in this section.
Other actions performed by the vendor, such as adding or removing a trainee, will be included in the notes.
