--- title: "Stats" slug: "stats" updated: 2026-09-28T20:37:31Z published: 2026-09-28T20:37:36Z canonical: "docs.cotality.com/stats" --- > ## Documentation Index > Fetch the complete documentation index at: https://docs.cotality.com/llms.txt > Use this file to discover all available pages before exploring further. # Stats ### Stats The Statistics feature allows users to analyze real estate market trends by generating detailed visual charts and data tables based on customizable property search criteria and time frames. #### Statistics Overview The main Stats interface provides a powerful suite of options to filter property data and control how visual Stat reports are rendered. | Feature | Description | | --- | --- | | **Presets** | Pre-configured statistic templates designed for common market analysis reporting. | | **Customize** | Allows users to build tailored statistical reports by defining specific parameters: **• Time Frame:** Custom start and end dates or relative time ranges. **• Statistic:** Primary metric to calculate (e.g., Average Price, Median Sales Price). **• Group By:** Interval for grouping data (e.g., Month, Year). | | **Save** | Options to name and preserve custom statistic settings, save search criteria, and pin a stat to the Matrix™ Dashboard. | | **Search Options** | Search form fields and interactive map area selection used to filter underlying listings used in the generated stats. | | **Charts and Data Tabs** | Displays output as either interactive visual charts (with 2D/3D customization) or tabular numerical spreadsheets. | #### Presets Preset Stats provide ready-to-use statistical reports for quick market analysis without requiring manual metric setup. Available stats may vary depending on your specific MLS system configuration. | | **Secondary Statistic** | Allows dual-axis chart plotting to compare two distinct metrics simultaneously. Select the **Advanced Options** link to display the **Secondary Statistic** option. | | **Group By** | Lets you break down your data by location, price range, or time—making it easy to compare different areas or market segments side by side. | | **Advanced Options (link)** | Adds a second stat to render on the same report. Select desired save preferences. | Option | Description | | --- | --- | | **Save Search Criteria with Preset** | Saves search filters alongside statistic configurations. | | **Show on Home Page Stats Widget** | Pins the saved stat to run directly from your Matrix™ Dashboard. | Select **Save**. #### My Presets The **My Presets** section houses all user-saved statistical templates for rapid execution and management. Found on the **Presets** tab under **My Presets**. Includes options to toggle visibility of the chart graphic or the tabular data table before printing or saving to PDF. | | **Email** | Opens an email dispatch modal allowing you to send the generated statistics as an attached PDF report to one or more recipients. | | **Export as CSV** | Downloads the numerical spreadsheet data from the Data tab as a .csv file to your local device. | #### Popular Stat Options The following stat options may vary depending on your specific MLS system configuration. | Statistic | Description | | --- | --- | | **Active Listings, $ Volume** | The total cumulative dollar volume of all active properties on the market during the selected timeframe. | | **Active Listings, Number of** | The total count of all active properties on the market during the selected timeframe. | | **CDOM, Average** | The average Cumulative Days on Market across sold properties, accounting for total continuous days listed across multiple MLS entries. | | **CDOM, Median** | The midpoint value of Cumulative Days on Market across sold listings. | | **Close Price by Acres, Average** | The average sold price divided by total acreage across closed properties. | | **Close Price to List Price Ratio, Average** | The average ratio comparing final sold price to the listing price prior to sale, expressed as a percentage. | | **Close Price to List Price Ratio, Median** | The median ratio comparing final sold price to the listing price prior to sale. | | **Close Price to Original Price Ratio, Average** | The average ratio comparing final sold price to the original initial listing price, reflecting total discount or markup. | | **Close Price to Original Price Ratio, Median** | The median ratio comparing final sold price to the original initial listing price. | | **Close Price, Average** | The average final sold price for closed properties during the timeframe. | | **Close Price, Median** | The median final sold price for closed properties during the timeframe. | | **Closed Price by SqFt Ratio** | The calculated sold price per square foot across closed properties. | | **Days to Sell, Average** | The average number of days from listing date to the date a property went under contract. | | **Days to Sell, Median** | The midpoint number of days from listing date to contract execution date. | | **DOM, Average** | The average Days on Market for sold listings within the selection. | | **DOM, Median** | The midpoint value for Days on Market across sold listings. | | **Expired Listings, Number of** | The total count of listings whose agreement expired without a completed sale. | | **List Price by Acres, Average** | The average list price divided by total acreage across properties. | | **List Price by SqFt Ratio** | The calculated listing price per square foot across properties. | | **List Price, Average** | The average active or published listing price. | | **List Price, Median** | The midpoint active or published listing price. | | **Months of Inventory** | The estimated number of months it would take to sell all currently active inventory at the current rate of sales. | | **Number of New Listings** | The total count of newly added properties entering the market during the timeframe. | | **Original Price, Average** | The average initial listing price set when properties first entered the market. | | **Original Price, Median** | The median initial listing price set when properties first entered the market. | | **Sales, $ Volume** | The total volume of all closed sales within the period. | | **Sales, Number of** | The total count of completed closed real estate transactions. | | **Under Contract, $ Volume** | The total combined monetary value of properties currently pending or under contract. | | **Under Contract, Number of** | The total count of properties currently under contract or pending sale. | | **Withdrawn Listings, Number of** | The total count of properties removed from the market prior to sale or expiration. |
