Overview

Income Analysis provides Rep and Warrant (R&W) results for Wage income from both Fannie Mae® and Freddie Mac®, helping streamline loan fulfillment, reduce risk, and increase investor confidence in loan eligibility. As an Underwriter, you can work with wage income from the Income Calculation tab in Income Analysis. The Wage section displays income details extracted from borrower documentation and provides calculations based on sources such as:

  • Paystubs

  • Year-end paystubs for variable pay

  • W-2s

  • Verification of Employment (VOE) or Verification of Income (VOI)

Working with wage income

Baseline, Potential and Adjusted income

The Income Calculation tab is your primary workspace for reviewing and analyzing borrower income. This tab is also visible to Loan Officers and organizes income into Wage, Self Employed, Rental, and Other categories. As you review and manage income details, values from each category automatically roll up into the Baseline, Potential, and Adjusted income totals displayed at the top of the screen.

  • Baseline: Most conservative income figures calculated by using the exact documented values that align with guideline requirements and no conditioning.

  • Potential: Calculated income value that includes income opportunities which, with proper documentation, could be used to increase the borrower’s qualifying income.

  • Adjusted: Calculated value of income that reflects modifications or adjustments made by you during review. When a loan is initially reviewed, the Adjusted amount should mirror the Baseline value, unless Fannie Mae has immediate overrides.

Tip: Here are some examples that could increase the values presented in the Potential income column.
1) a paystub showing a significantly higher rate of pay than the W-2;
2) commission indicated on the Paystub, but there is no two-year verification of income present in the file;
3) short term notes payable on a 1065 partnership.

Select the investor guideline

The Investor Guideline dropdown lets you switch between investors to compare eligibility options and income results. The selected guideline determines the investor-specific rules and calculations that Income Analysis uses to evaluate borrower income.

When an order is submitted, the investor guideline may be selected as part of the order process or left blank. If no investor is selected, Income Analysis defaults to the investor configured by your organization.

  1. From the Investor Guideline dropdown menu, select the investor.

  2. Review the information displayed in the popup, then click Save.

  3. Verify that the selected investor displays.

Toggle between borrowers

You can use the borrower tabs above the Wage section to switch between borrowers included in the order. Selecting a borrower's tab displays the income details and calculations specific to that borrower.

  1. To review a specific borrower’s income details, select the borrower tab for the borrower you want to review.

  2. Use the slider to include or exclude the borrower's wage income from the income calculations.
