# How to Model Property Valuation Scenarios with AVM Composer on Araya™

## Overview

You can model different property valuation scenarios to evaluate the return on investment (ROI) of potential home renovations. By entering a property address and adjusting key characteristics, you can determine how modifications affect the overall home valuation. This process helps you provide accurate estimates to buyers, sellers, or insurance clients without manual guesswork.

## Model Property Valuation Scenarios

1. In the Araya® portal, click the **AVM Composer** tile.
2. In the **Search by address** field, enter the property address. a. Select the target address from the auto-suggested list to load the property details.
3. In the **Scenario panel**, select the radio button for the scenario you want to model (such as Add Bedroom or Add Pool).
4. To save your scenario results, perform one of the following actions: a. Click **Export Report** to generate a PDF copy of the scenario results. b. Click **Add to Favorites** to save the property record for quick access in the future.
