# How to Make Payment Decisions for Parcels on Commercial Tax Portal

## Overview

You must provide payment instructions for every parcel in a tax report to move your portfolio forward. Making these decisions at the parcel-level allows you to handle complex reports where different loans or properties require unique payment actions, such as full payments, adjusted amounts, or non-payments.

## Making Payment Decisions for Parcels

1. Click **Decision Tax Reports** from the dashboard or **Manage Tax Reports** from the side menu.
2. Click the **Tax Report ID** for the report you need to decision.
3. Expand the loan details to view each parcel.
4. Choose to decision in bulk or by single parcel:
  - **Mark Entire Page As**: Applies one decision to every parcel and loan on the current screen.
  - **Mark All As**: Applies one decision to all parcels within a single loan.
  - **Authorized for Pay**: Applies a decision to a single parcel within a loan.
5. Choose a decision to apply to parcel(s):
  - **Pay**: Choose this to pay the full installment amount
  - **Adjusted Amount**: Choose this to input a specific, different amount to pay
  - **DNP – Do Not Pay**: Choose this if you elect not to fund the tax for that parcel.
  - **Re-Repor**t: Choose this to request that the parcel be removed and reported again later.
6. Click **Review and Create Batch**.
7. Click **Review** to approve the report.

## **Outcome**

You have applied payment decisions to the parcels in the report. These records are now ready to be batched and sent for funding.
