Overview
You can integrate Collateral Investigate with Appraisal Scope® to streamline your quality control (QC) review ecosystem for UAD 3.6 appraisal files. This integration automates the validation, review, and revision request workflows. By setting up this connection, you can automatically or manually submit appraisal reports for modern, data-centric validation. This helps you identify compliance errors early and accelerate the revision loop with appraisers.
Collateral Investigate Integration Introduction
The Collateral Investigate Review Service Integration enables Appraisal Scope® platforms to seamlessly connect to the QC review ecosystem. This integration provides automated and manual appraisal reviews for modern UAD 3.6 appraisal files, establishing a streamlined loop between file validation, portal submission, automated review, revision requests, and final report delivery.
The Collateral Investigate platform and its integration were architected specifically for UAD 3.6 orders, separating legacy quality control (QC) tools from modern, data-centric validation and review services.
Accessing the Collateral Investigate Application
Appraisal Scope® Staff and Reviewer users can access the Investigate platform by logging into their dedicated Collateral Investigate platform. Investigate can be launched via an external URL and users may need to sign in with separate credentials from their Appraisal Scope® credentials. This will be dependent on how your Collateral Investigate user profile was created.
Important Note: Administrative Configuration (Cotality Activation Required)
Before AMC staff users can leverage Collateral Investigate, specific platform-level administrative toggles must be enabled by a Cotality employee. Contact Customer Support if you need assistance. Once enabled, follow the instructions and guidance provided in this user guide.
Platform & Client Company Settings
Once the integration is enabled, AMC Staff can configure the global defaults and client-specific behaviors.
Platform-Level Settings: Enable Investigate for UAD 3.6 Orders
Select Settings in the main navigation menu to access your platform configuration.
Select Options to display the available system parameters.
Select Integrations to view your connected external services.
Scroll down to Collateral Investigate, and select Enabled from the Use Collateral Investigate for UAD 3.6 Orders dropdown menu.
Tip: The system sets this setting to Disabled by default. When you enable this setting, you can configure the Collateral Investigate review service to automatically or manually submit UAD 3.6 orders on a client-by-client basis.
When you enable this setting, the following sub-settings become active:

Client Company Settings: Enable Investigate Per Client
This section is only visible if the global platform setting Use Collateral Investigate for UAD 3.6 Orders is active.
Open the Client Company Profile to manage your client-specific configurations.
Select Company Settings to open the client settings menu.
Scroll down to Integrations, and select Enabled (Default is Disabled) from the Collateral Investigate dropdown menu.

Select Enabled in the Automatically submit report field to set up automatic submissions.
Select Select JobTypes, and then select the checkbox for each UAD 3.6 JobType you want to submit to Investigate.

Document & Artifact Management
Appraisal Scope® uses two distinct, system-locked document types to keep review findings and final reports separate “Investigate Review” and “Review Findings”.
Navigate to the Settings menu on your dashboard.
Select Document Upload from the settings toolbar.
Locate the Additional Document Type table to view your system-locked document types.
Review the specifications for each document type in the table below:

Note: These system-locked document types cannot be edited, renamed, or deleted.

User Interface (UI) Changes: The Review Tab
The appraisal review interface adapts dynamically to the order's dataset standard (Legacy vs. Modern).
Legacy (UAD 2.6) Orders
Navigate to the Review tab within your order to view your checklist options.
Select one of the sub-tabs based on your review requirements:
Select the Manual tab to complete the standard legacy checklist.
Select the Automated tab to use the legacy automated reviewer & third-party automated valuation models (AVMs).
Note: The functionality and behavior of the Automated review process remains unchanged.
Modern (UAD 3.6) Orders
The Review tab displays two sub-tabs Collateral Investigate and Manual:

The legacy "Third Party AVM and Review Products" section is removed from modern order creation/edit forms.
The Manual sub-tab displays only the manual checklist or "No Record Found."
The Collateral Investigate sub-tab status displays based on configuration:

Review Submission Workflows
Core Business Rules
An appraisal report can be successfully submitted to Collateral Investigate before or without a UCDP submission.
The report must successfully pass initial XML file validation and UAD validation checks before the review can be initiated.
To prevent system sync errors, the platform restricts submissions: a subsequent report cannot be sent until a final revision callback or completion response is received for the active review.
Manual Submission Workflow (Auto-Submit Disabled)
Confirm that the active record is a modern order type, with Collateral Investigate active for the client and automatic submission disabled.
The appraiser or AMC staff uploads the standardized appraisal ZIP package.
Once the package extracts and passes validation, the "Submit Review" button becomes active.
Navigate to the Review menu and select Collateral Investigate.
Select Submit Review. The button shifts to "Cancel Review" (do not click this unless you want to cancel the review submission) and a new entry is populated in the Review Progress Table displaying:

The platform logs an entry in the Notification Log, “%File name% has been sent to Cotality Investigate for review.”.
Automatic Submission Workflow (Auto-Submit Active)
Verify the client's integration settings: "Automatically submit report" is Enabled, and the order's JobType matches one of the checked modern jobtypes.
When the appraiser uploads the appraisal report, file validation executes immediately:
Valid (File & UAD validation are both green): If no review is currently open, the integration auto-posts a review request payload to Collateral Investigate.
Invalid (At least one validation check fails): The review request is suppressed. A notification log is written highlighting the specific validation failure.
On successful submission, the progress table lists: SSRs Sent = No, Review Status = Submitted, Submission Method = Auto, Submitted By = System, and displays the Cancel Review button.
The system logs an entry in the Notification Log: “%File name% has been automatically sent to Cotality Investigate for review.”
Sending SSRs (UCDP Portal Updates)
Manual Transmission: Once SSRs are delivered from UCDP, a "Send SSRs" hyperlink appears in the Review → Investigate view. Clicking this link triggers a "Sending Documents" toast message.

Upon receipt confirmation from Investigate, the table updates to SSRs Sent = Yes and the link disappears.
Automatic Transmission: If the platform "Automatically submit report" setting is still active, incoming SSRs are immediately pushed to Collateral Investigate in the background, updating the status column to SSRs Sent = Yes.
Field-Level Pre-Validation
Before executing the outbound API call to Collateral Investigate, Appraisal Scope® validates that all mandatory schema fields are completed.
Manual Submissions: If a required field is missing, a pop-up warning halts the request: "%field name% is required by Cotality Investigate for review request. Please complete this field and try again." No table entry is made.
Automatic Submissions: If a required field is missing, the submission is bypassed and logged: "This order was not automatically submitted to Cotality Investigate because %field_name% is required. Please complete this field and then manually submit the order again."
Tracking Review Status
Collateral Investigate communicates status updates to Appraisal Scope® via real-time API callbacks. These callbacks update the Order Review Progress Table and write a log entry (Sender: "Cotality Investigate").

Review Completion
Upon receiving a COMPLETED callback, the integration executes the following sequence:
Saves the finalized status; the "Submit Review" action button is hidden (resubmissions of identical files are blocked).

Ingests the final review artifact PDF and saves it to Documents → Additional Documents with the document type "Investigate Review".

Writes a success log to the Notification Log: "Review Status: Completed. Document %name% has been uploaded to additional documents."
Revision and Resubmission Flow
When a REVISIONNEEDED callback is received, the behavior is determined by the platform-level automatic routing setting.
Automatic Revision Routing Enabled
The platform automatically extracts the revision details and drafts an email using the configured revision template.
The email containing the findings is instantly dispatched to the assigned appraiser.
The Review Progress view updates to display "Revision Sent to Appraiser".
Buttons for "View Findings" and "Cancel Review" are exposed.
The order process status transitions to Revision Sent, and the request is cataloged under the Revision Request tab.
System logs note that a revision-needed status was received and automatically forwarded.
Manual Revision Routing (Auto-Routing Disabled)
The platform receives the Revision Needed details but does not send the notification.
The progress view displays "Revision Needed".
Buttons for "View Findings", "Send Revision Request", and "Cancel Review" are exposed. The overall order process status remains unchanged.
AMC Staff must open the "View Findings" modal, review the template draft and itemized rules list, make any required edits, and then click Send Revision Request.

Then, the platform dispatches the email to the appraiser, records the request under the Revision Request tab, updates the progress table to "Revision Sent to Appraiser", and changes the process status to Revision Sent.
In-Platform Findings Review
Staff can click the "View Findings" button at any point during a pending revision state.
This opens a modal listing all raw compliance rules flagged by the Collateral Investigate reviewer.
If the revision has not been sent, a "Send Revision Request" action button is available directly within the modal.
Review Findings PDF Archival
If the global setting, “Automatically generate PDF document with Collateral Investigate findings when sending revision request to Appraiser” is enabled, the platform receives an official PDF report of the active compliance errors and files it in Additional Documents (categorized as "Review Findings") when the revision is sent (either automatically or manually).
Revised Report Submission
Once the appraiser uploads an updated appraisal report:
The Collateral Investigate tab hides the manual "Send Revision Request" options.
The interface displays the status "Revised Report Received" and activates the "Send Revised Report" button.
Clicking "Send Revised Report" packages and transmits the new XML payload to Collateral Investigate.
This adds a new row to the progress table and resets the review cycle back to the initial submission stage.
Cancelling an Active Review
How to halt a review:
Navigate to the Collateral Investigate tab under Review, and select Cancel Review.
Warning: Cancelling a review is an irreversible action.
Enter an optional cancellation reason in the text box when the confirmation pop-up prompts you.
Upon confirmation, the platform posts a DELETEORDER payload to Collateral Investigate.
The progress table status changes to Cancelled.
All submission and review controls are disabled. Re-submitting the same file or uploading a new file under the cancelled review thread is blocked by the system.
The system logs an entry in the Notification Log: "Review Status: Cancelled. Reason: %Cancellation Reason%."
