AVM Composer™ is a scenario-driven property valuation tool on the Araya® portal. Unlike traditional Automated Valuation Models (AVMs) that provide static outputs, this tool lets you adjust key property characteristics to instantly view the impact on property value. You can use these dynamic insights to evaluate renovation scenarios, run insurance calculations, or support buyer and seller consultations.

Search by Address: Find property details for single-family residences in Arizona, California, and Florida.
Property Characteristics: View baseline property details such as bedrooms, bathrooms, living area, and year built.
Scenario Modeling: Select specific property changes—such as adding a bedroom, bathroom, half bathroom, or pool—to instantly view updated valuations.
Valuation Delta: View the percentage and dollar value change compared to the baseline valuation.
Add to Favorites: Save specific property records for quick access in the future.
Export Report: Generate a PDF report of your modeled scenarios to share with clients.
