Overview
PIM offers a variety of orders and reports to help manage residential property portfolios more effectively. It provides actionable insights to help make informed decisions about an organization’s assets and liabilities tied to residential properties.
Orders
Snapshot: A one-time ad hoc request for a specific population of loans (no monitoring).
365: Perform continued monitoring of the portfolio to detect new activity. If selecting monitoring, the user can then request the following actions:
Add a new property for monitoring.
Update details on an existing property for monitoring
Drop existing records from monitoring.
Property Ownership Report (POR): is a cost-effective alternative to a full title report. This report includes property data obtained from county records, including full vesting, recordable legal description, property tax details, open mortgages, and other liens.
Fast Legal & Vesting: Recordable legal descriptions and current vesting details (recording date, doc type, sale date)
Report Criteria
Ownership & Foreclosure (always included): As a standard benefit, Portfolio Intelligence & Monitoring will provide data and analytics on property ownership and foreclosure activity as part of the base product offering.
Voluntary Lien Analysis: Utilizes CoreLogic’s database of recorded property transactions to pinpoint current voluntary liens (such as mortgages and home equity loans) and their priority ranking during the ownership period of your borrower. An estimated lien position is given a confidence grade based on the extent of data coverage for the property.
Special Lien Analysis: Identifies existing obligations related to property aside from voluntary liens. This encompasses encumbrances such as property tax liens, homeowner association liens, PACE (Property Assessed Clean Energy) liens, and municipal liens, among others.
Report Add-ons
Property Tax Status: An add-on to the Special Lien Analysis that indicates if a property tax delinquency exists on the property and the estimated delinquent tax amount.
Equity Analysis with AVM (Automated Valuation Model): Calculates available equity using the asset value estimated by CoreLogic’s Total Home Value X (THVX) AVM, with any open liabilities found from the Voluntary Lien Analysis. The standard method of calculating equity is Equity = Asset Value – Liabilities.
Credit: This add-on retrieves consumer credit tradeline data matched to active liens for enriched detail such as payment amount, status, current servicer, and UPB. This data is obtained via a soft credit inquiry, with no impact to consumer credit scores.
Warning: Equity Analysis with AVM and Credit is only available as an add-on to the Voluntary Lien Analysis.
